    I loved the potential of the property and planned on doing most if not all of the maintaining of the property because I know how to keep a home. On two occasions I reported to management an issue that I would have been happy to solve myself, but as per the contract, I am supposed to bring these issues to their attention. The first time, I was made out to be a liar even though there were several instances of an email trail that would prove me right had they bothered to read them. (Phone call to management is out of the question because they need an email trail.. an email trail which they will ignore and call you a liar). The second time, I was charged 100 dollars for a missed appointment. My advice. Don't trust their go-to maintenance team. The latino guys are awesome, but their boss...leaves much to be desired. I have put tons of work into this property because I take pride in where I live. The work I put in showed because all my neighbors have hired me to do their yard work at some point and have all been impressed. I understand if it is a policy (not in the contract) that they have to refuse to bring any upgrades done by a tenant to the owner for a possible negotiation of compensation, but the bogus missed appointment fee to fix something they broke... especially when I have a recording that proves the maintenance guy wrong... it's just insulting. I'll be sure to put EVERYTHING exactly the way it was, more practice for me! also.. I am litigious. Biding my time. so it's all good. long story short. one star.

    So this is the first time we actually looked into renting a home after living an apartment lifestyle for a decade and a half we were unsure about renting a home, especially considering the potential extra burdens like lawn maintenance, filter checks, and the apprehension of actually moving into a place that a person owns as opposed to owned by a company. When we found our SSPM managed home, we absolutely fell in love with it and had to move in as soon as possible! SSPM facilitated the home tour, application and move-in process very professionally. The application process itself is highly informative as well - everything you would ever need to know about their process is very conveniently listed out on their website. Michelle Dillon, a Realtor working for SSPM, was very thorough during the move-in process and alleviated and addressed any concerns or questions that we had, including cleanly breaking down the places where responsibility lay regarding home maintenance what SSPM would cover and what we would be responsible for. It helped to lessen the anxiety we had about living in a rental home. We found a few issues on the first few days with a couple of faucet leaks, some bent blinds on one of the windows, and some other slight issues. Once we reported this to SSPM, maintenance was scheduled and out the very next day and repaired everything on the list. We were pretty impressed. A month later our garage door stopped working, and once I notified SSPM, Michelle took charge of the issue and had our door working immediately. The response time has been quicker than most apartments that weve lived in! In general, its been great maintaining the lawn every couple of weeks, using the sub-division pool, meeting welcoming neighbors around the community, and just enjoying the suburban lifestyle we couldnt be happier! And all the while we cant help but to treat our house as our home, ensuring that everything is in working order, cleaning is done, etc. Its hard not to see the home as our own. Overall, we would highly recommend Solid Source Property Management to anyone looking to rent a home. In my short experience, theyve been consistently thorough, and have always followed up and responded to any questions, queries, or concerns that weve had over the past couple of months. If this keeps up, theyll earn our loyalty for many years to come. Edit: December 16th, 2016 - Update on experience 5 months in - SSPM's service and care have not let up. Had an additional maintenance issue about a month ago and they resolved it quickly. Much better than living at an apartment and we're definitely happy campers. I will keep updating this review with our experiences - good or bad (so far extremely good!) going forward at 4-5 month intervals. Edit: August 2021 update - no complaints and we love living at our home. The property management/maintenance people have been excellent (looking at you Michelle and Andy).

    The staff was very polite, and their response time to emails was very quick. However, I did not like the fact that their website states that there is not a credit score minimum requirement to qualify when applying for a house, yet I was denied based on my credit score being too low. My credit score is approximately 520, due to no established credit in the past ten years. But my income is greater than 5x the monthly rent. I asked if I could add a co signer or grantor, plus was willing to pay 3x the security deposit AND prepaid the first 3 months of rent in advance. I was shocked when they told me no, they could not make any exceptions to the rules. Were talking about an 850 sq foot DUMP, built in 1960, with uneven floors, and only a $1000 a month rent! I think their unwillingness to work with me was completely ridiculous!

    This company has disgusting business practices. I applied for a place that I was certainly qualified for on June 23rd. I received a quick response email that I needed to provide proof of employment and I promptly provided that documentation. Despite having alerted the company that time was of the essence regarding my relocation to Georgia, they waited SIX days to inform me that another qualified tenant had been chosen. I was given an option of transferring my application to another property. The property that I applied for was $1300/mo and the sole option that they provided me for transferring my application to was $1450. These two properties were not comparable for me, so I requested that my application fee be refunded. They denied the request! If I had any inclination at all that the property was pending or someone else that was qualified had applied ahead of me, I would have never applied. MOST COMPANIES ALERT PROSPECTIVE APPLICANTS THAT A UNIT IS PENDING. It would not surprise me if they had some backdoor sweetheart deal with the background application company. I hate to think of all the application fees that were submitted before and after I submitted mine. This company gives the business at large a bad name. *EDIT* You blatant LIARS. I DID inquire about the availability of the property AND SO DID MY REALTOR BEFORE SHE DROVE 45 MINUTES TO FACETIME THE PROPERTY FOR ME. We were BOTH instructed that it was available AND NO ONE EVER MENTIONED ANY APPLICATIONS AHEAD OF MINE. I applied right after she left the property. *EDIT*
