I saw this unjustified review this morning from a purchaser that I had no direct contact with.I will begin by addressing why I did not respond to his emails or calls. The buyer sent me an email after contacting the seller by phone to plead with him to extend the contract. The seller did not like that the buyer was reaching out to him directly and due to real estate ethics, I decided not to respond to his email. He had an agent representing him and I was in contact with her on what our decisions were. If he contacted me by phone, I never received a voicemail to call him back but again, due to ethics, I would not have.Now to address why we did not extend the contract past the automatic extension period. On April 13th the seller and buyer agreed to a contract for $100,000 on the home. We had numerous offers with 3 offers over asking price and took this one since it had the highest net price and a pre-approval letter. The contract called for the closing to occur on May 24th and per the contract, an automatic 8-day extension. The closing date passed and as the 8-day extension period wound down, we were informed the lender needed until June 21st to close on the property. This immediately raised concerns with the seller and me. The seller was completely opposed to extending the contract, but I convinced him to allow an extension until the 14th if the buyer will put up an additional $2500 earnest money. This earnest money would become nonrefundable with the original $500 if the closing did not occur in the time period granted. Unfortunately, the buyer was not in agreement with this solution.After numerous conversations between myself, the lender, selling agent and seller, it was determined to place the home back on the market on June 4. The very next day, we received a cash offer to close in 10 days. Both the seller and I did not like having to make the decision to not extend the contract for this purchaser but ultimately it was the only decision we felt comfortable with.
