STAY AWAY FROM JDK! These people are slumlords. I first became aquainted with these people in 2012 when I found a handwritten roadside sign, like a yard sale sign, that said rent to own, or something like that. My wife and I needed a new place to live, quickly, and were excited about the opportunity to possibly finally own a home. We contacted the number, met with a guy named Brandon, looked at the house, and talked about the details. We agreed to rent the house for $750/mo. for the first year, and then we would be able to buy the house for $114,500. Brandon told us that all the first years rent would be placed in escrow, and then be applied to the house purchase. During our first year, we made all our payments on time, except 2, which we notified them of and they were only a week late. They were ok with our late payments because we had kept good standing with them. At the end of our first year, we approached them about the purchasing process. When we approached them, Brandon no longer worked there, and they played dumb about the agreement. They said they didn't know what we were talking about, and that most of their tenants just stay for a couple years, then move. We lost faith in them, but decided to stay under our original 1 year lease, no becoming "tenants at will", basically a month to month lease. The house was loaded with problems, from A/C and heater issues, to siding falling off the house, to the roof leaking, to plumbing issues, and many other problems. We would contact them to have repairs made, nobody would answer, and we'd leave messages. It took us finally holding back the rent before they realized we were serious about repairs being made. Because we held back the rent ( I had the money in an entirely separate account that I opened just for that), they decided to file for eviction. I took them to court over it, and they lost. The had to complete some certain repairs before we would give them any money. They completed those task, badly, but, completed them nonetheless so we had to give them their money and continue paying the rent. Well, they did bandaid repairs, using shady handymen, and it wasn't long before the leaking roof began rear it's ugly head again, along with other new issues manifesting. So, it has been a couple years since we took them to court, and the repair issues were bad enough that I had to hold back the rent again. Now that I have done that, and they did a couple more bandaid fixes, they have decided to hit me with a "60 day Notice to Vacate". They claim the property is being sold, yet nothing on their website indicates this. In fact, one representative was so shocked as much of the info we gave her was the first time she had heard of it. She said that basically the owner was consolidating and getting rid of some of his properties, but would be interested in selling us the property. Since I know the property very well, because I have lived there for 7 years now, I know what it will take to make this property truly ready to sell as move in ready. Now we are being told that the asking price is like $160,000, and there is no way that property would sell for that as is. I'd bet money that the property will only sell, as is, for like $60,000. The house really is falling apart, and needs so much work. I am not the only one who has had problems with these people. One of the contractors who came out to do repairs, told us that even though our house was in bad shape, it wasn't the worst property JDK owned, and agreed that they were slumlords. He said they were cheap, and never wanted to approve repairs.
