I hate that anyone had a poor experience with any of our realtors at NBC Realty. If I could give them a negative rating I would. The company as a whole may be great but unfortunately our experience with Russell Brooks was a nightmare to say the least. Tried to purchase a piece of property from them and it hadn’t been surveyed yet. We wanted it to be surveyed into 2 different tracts when they surveyed it, I drew out how we wanted it split up and checked with planning and zoning and everything. We also agreed to pay and additional amount of money to have the land divided. We signed the contract on a Thursday and was told the surveyor would be out first thing Monday to survey and then we could do our soil test. Over the weekend I asked if we could do our soil test the following Friday and he assured me that would be fine. Monday comes around and I schedule the soil test for Friday but never heard if they had surveyed or not. Later in the week I let him know the soil test guy would be there Friday as we had discussed earlier and he tells me the surveyor wouldn’t be out til Friday so I called my soil test guy and told him and he scheduled me for the following Monday. I get a call Friday saying the surveyor wouldn’t be out til next week sometime and he couldn’t give me a date and said he knew his surveyor had 5 people in front of me so I’d have to wait. Well if you knew he had 5 people in front of me then why were you promising all of these days that he would be out there? He also proceeds to tell me that his surveyor is “unreliableâ€. Our due diligence day approaches and I tell him we want to extend it until the following week since the land hadn’t been surveyed yet. That Friday comes around, a whole 17 days after signing the contract, and he says the surveyor is out there surveying it as one tract and that we would have to get him back out there after the due diligence period or after closing to split the tract up. I told him the bank was giving us 2 separate loans and it couldn’t be one tract and he replies “well that’s for you to figure out†in a very sarcastic tone. For 1, we discussed how the land was supposed to be divided, we agreed to pay you the extra money to divide the lot, and now you’re telling me you’re not doing it that way. I try to call him back, he sends me to voicemail. I send him a text, no response. I send him an email, no response. My dad, who was buying the other tract, calls him from his phone and he picks up on the second ring. My dad tells him everything I just told him and as he’s raising his voice he says “I told that boy the surveyor was out there already!â€. Instead of trying to fix the situation he then begins to argue. Once they hang up all of the sudden he’s blowing my phone up, responds to my text and email saying the surveyor will be back Monday to divide it. It was to late after that, for #1 I’m not a boy, I’m a grown man so don’t refer to me as that. #2 don’t ignore me and then pick up when I call from a different line. #3 a man is only as good as his word and obviously Mr.Brooks is not a man of his word. His poor attitude and unprofessional way of conducting business costed his seller $130,000 and him commission. I work to hard for my money to give it to an individual that treats me like I don’t matter, lies and flat out ignores me. Also instead of me just coming to his office to get my $4,000 of earnest money back, he wants to mail it to me instead. I only live 15 minutes from his office so it seems to me like he doesn’t want to see me face to face. He also thinks that I didn’t know what little game he was playing. He was trying to wait to have the land surveyed into 2 tracts until after the due diligence period was up so I would be locked in and had to go through with the sale or else I’d lose my earnest money. Otherwise if he would’ve surveyed it within the due diligence and I backed out then he would be stuck with 2 tracts instead of just 1 large one, making it harder to sell. Well I’m a man of my word and if he would’ve done what he said he was going to, then I would’ve followed through with it on my end. Unfortunately his games cost him a sale.
