image I would not recommend. Only thing they care about is rent. If you put a service order in. It takes forever. No grace period for rent payments. They make up rules as they go. No type of hell when needing to get things fixed or if needing understanding. Been asking for keys to my home for 3 months. They are only here for their own benefit they could care less about their residents. If you are able to use another company do so. Make them your very last choice. They will stress you out about unnecessary things but never willing to help with important things.

image this company is a nightmare. I have had so many issues with them since they switched to home river group. they do not care. This company does things that are of little integrity. I paid 50.00 for an application fee when i first moved in 4 years ago. I never ever paid additional fees when signing a new lease. This recent lease has a 50.00 admin fee for a new lease and a 150.00 admin fee for who knows what. They now force you to pay 45.00 a month on top of your rent because they have signed everyone up for "mandatory" renters insurance. Even if you have your own policy and proof of that policy you will have to still pay the 45 for theirs. My new lease was not properly entered and where i should owe 1735.00 for the month of july, my portal shows i owe 3480.00. My old rent amount, then a "month to month" rent amount were added together then i got 100.00 fee for month to month. I am not month to month i signed an agreement in april for a 2 year lease. I reported everything to the company and have yet to see the portal corrected. Property frameworks was great but this home river group charges you for things that should be illegal. I believe the owner of this property may want to find a company who cares because he is such a nice man.

Due to all of the horrible reviews they had to re vamp and come up with a new name. First, ALWAYS save any and all communications with this company!
We would feel a whole lot better giving them 5 stars, unfortunately, this is not at all possible. Email, written letters, voice recordings and text messages!!! SAVE THEM ALL! We are referring to in particular their Atlanta office.
For the record, NO EVICTION HERE, for that matter NEVER an EVICTION!
Horrible communication skills. Far less than honest individuals, with us for sure. No class and clearly no integrity. Thankfully we took screen shots of all maintenance requests from their own page.
With this horrible virus going on, we put in writing to BE SURE YOUR VENDORS WEARS A FACE MASK AND GLOVES BEFORE ENTERING OUR HOME, their vendor did not bother to do either. Again just shows the lack of integrity of this group of "people". They will do anything and everything to charge frivolously when damages were there before taking possession of the property, with real time video taken at the time of move in. Actually the
property (for the most part) was left in far better condition than when we moved into it. Properties are not cared for properly and we can be pretty certain the homeowners haven't a clue.
Please, to ANYONE looking to move, (rent) in particular, PLEASE do your research, and read and read again! Please do not make the same mistake as we did with ATLANTA office of PROPERTY FRAMEWORKS!! Please feel free to contact us if you are planning a move and this company is going to be your management co. We can gladly share with you all we have from doing business with them. Videos, and cameras don't lie, videos, still photos, written statements as well as text, reminder to all SAVE ANY and ALL DOCUMENTS PERTAINING TO THIS ATL OFFICE of PROPERTY FRAMEWORKS!! Or better yet, think twice before signing! When reading their response, you will see I NEVER mentioned my move out. I made no issue of this in my review, Please feel free to reach out should you need some more detailed info on the Atl branch of PropertyFrameworks

image Worst renting experience. We live in legacy park in Kennesaw and have had the worst time with the owner hiring their own vendors - even though it is required to be HRGs own vendors. They either come the day after they say they will, or dont come at all. All while requiring me to take off of work to be home and available to let vendors in?? Also - we get less than 24 hours notice we have to be home for some vendor. Causing my husband and I to scramble with work. We have had the owner show up to the home unannounced, contacting me directly instead of going through the group (not allowed) & just genuinely did not feel like they were running the home, the owner was. Their only saving grace was Amy but even she left bc the company was so horrible. I cant wait for our lease to be up and I have advised all of my friends to never rent a home under this group. Also - do not rent a home in legacy park through them. Our home has also actively had fire hazards for 3 years that no one has addressed - including not being able to go out of the front door from the inside without using the house key. Ridiculous.

image We submitted an application last Friday for a rental property we viewed earlier in the day. We were notified Tuesday that the home was pending with other applicants and received final notification Wednesday that the home was no longer available. Neither the representative that we spoke with last Friday informed us that there were other applications pending for this property nor did the application prevent us from applying for this property. When the underwriter notified us that the property was pending for other applicants, they had not processed our application at that time. Since there are no other properties available that we are interested in with HomeRiver, it is more than fair to provide a refund for the application fees. This does not sound like an ethical practice and we believe the BBB needs to be made aware.
