This community looks beautiful and homeowners maintain their homes well. Community pride is transparent. Local HOA management, response time, professionalism, and customer service could improve adopt a customer 1st attitude. Additionally, HOA Alliance power seems excessive. Buyers should thoroughly review HOA rules/covenants (CCRs) before making a purchase decision. Particularly concerning is the community enhancement fee which is a percentage each seller must pay on the gross selling price of their home. This can have significant impact on the sellers profit and wealth building. This also has negative impact on the ability to sell because buyers do not like agreeing to a HOA that will take a percentage of their proceeds when they sell in the future. This egregious HOA clause and percentage fee take advantage of great homeowners. No matter how small the HOA makes it sound, as home prices appreciate the Alliance gets more of the owners potential profit. This is repeated poaching of a community, and the solution is not passing this fee to buyers. Current homeowners should take action and come together to get this percentage fee permanently removed or changed to a reasonable flat transfer fee. Rise up.

Living here is a waste of money. The houses are built cheap . Breaking apart within 3 years of living here . And you pay a lot for HOA just for your cards to the amenities stop working and your Hotwire services freezes all the time . Or stops working because you need your system updated. DR Horton is even worse make sure you get a really good inspector because they are going to lie and say things are not in code or its already how its supposed to be . When its not . Im honestly scared of how this house was built considering everything we have been thru and are still going through . He told us to stand 6ft away from an issue then if we cant see it then its good . Please be careful if you want to purchase a house in this community . Overpriced .
