Do not rent from this company. Specifically, do not rent property 1428 Allegheny St SW in Atlanta, GA. First, we had to out-bid other applicants just to rent this property, which seemed discriminatory. The homeowner was accepting best offer for the price of monthly rent instead of $1467/month, as they had originally listed on Zillow and on their website. After beating out other potential applicants, signing our 2 year lease, paying full security deposit/first months rent/administrative fees, and receiving our keys to this property, we were still unable to enter the property. A squatter had broken into the home through an unsecured window in the master bedroom, changed the locks from within, and had been living there, unbeknownst to the management company and the homeowner. When we contacted Specialized Property Management, they suggested we file a police report (without a representative from their office present) and invest in a security system. We called the police in an attempt to file a report, but without the trespasser physically there, they could legally do nothing. After pushing, Specialized Property Management sent a representative from their team out to remove items that the squatter left behind (sectional, tv, tv stand, clothes, etc), with no reassurance given to us that the squatter would not return looking for the misplaced items. The next morning when we returned to remove the final large item from the property, the backdoor had been kicked in off of its hinges. The intruder had returned the previous night, entering the home forcibly despite our attempts to deter them from returning (changing locks, bolting windows shut, leaving lights on over night, placing patio furniture out to make it clear people were moving in). We called the police (again with no representative from the management team) , and even this time with the intruders photo ID, social security card, and multiple stolen credit cards that we had found in the pile of belongings left behind, APD would still not file a report. We immediately broke our lease, and thankfully, still had a safe place to live afterwards in our previous rental, with no thanks to Specialized Property Management. I urge you not to work with this company, especially those involved in the rental of 1428 Allegheny St SW, Atlanta, GA. There is still a violent person at large who has unrightfully staked claims on that property. Specialized Property Management and the homeowner do not hold their tenants safety as a priority. Horrible, traumatic experience overall. For full context, the incident we were involved in took place May 1 - 5, 2023. We officially terminated our lease (legally) the following week. 1428 Allegheny St SW, Atlanta, GA has just been relisted on Zillow for rent at the same original asking price (May 31, 2023). In that amount of time, there is no way the correct course of action has been taken in order to make this a safe rental property. It is negligence at its finest.

Great experience with Speacialized Real Property Management (ATL area). They go above and beyond in making sure all the needs of their clients and tenants are perfectly taken care of! I'll be purchasing property in Florida and will be using them to manage my property.

Today I was scheduled for a viewing at 3379 Port Chester Ct, Decatur, Ga . Everything was smooth until my arrival . I noticed there wasnt a lockbox on the property , and the only thing resemble any type of lockbox was on the garage with no serial # letting me know it wasnt it . I tried to call but got nothing , then I called again as was given a number to a Steven , but it was literally just the same number I had called originally . So no lockbox and no real human communication . Not gonna say its bad , but not off to a good start .

PLEASE READ THIS REVIEW!!!! This company is a scam. I saw a property 585 McWilliams rd se Atlanta GA on Zillow and requested a viewing. They sent me the info with the lockbox code, I went to see the property and then paid 84$ for an application. Within two hours they emailed me and said they were reviewing my application but I hadnt submitted any income documents or anything. She said she would reach out when they needed those. A day later she emailed me (Nicole Cunanan) that the landlord decided to lease to someone else. Two days later the home is still on Zillow so I scheduled another viewing and they sent me a link to submit another application even though they claim its already been leased. I sent an email letting them know Im aware they are scamming people and they havent replied. I will be reporting them to BBB. Edit to your response. You guys never asked me to submit any documents you just sent me another email saying the landlord has decided to move forward with another applicant. Ive had that happen to me with other applications and they had me on standby incase the other applicant didnt bring the money in a certain time frame then my application would be approved and I would be given the opportunity to sign the lease and provide the required deposit. But your company is allowing people to view the property knowing its not available and paying 84$ for an application fee!!! Youre scammers!!! Ive been trying to get someone on the phone since 05/03/2023 and leaving voicemails and nobody has returned my call. I stand on my review.

I have been a landlord for several years, and I have used a number of different property management companies. Specialized Property Management definitely stands out! Jarrod Cook has been fantastic to work with along with rest of his team. The staff at Specialized Property Management is always responsive and available. I have never had to wait more than a few hours to get a response to an email or phone call. The staff is also very knowledgeable about the Atlanta rental market. They have been able to help me find great tenants and keep my rental property in good condition. I would highly recommend Specialized Property Management to anyone who is looking for a property management company in Atlanta. The staff is professional, responsive, and knowledgeable. They will take care of your rental property like it is their own.
