    !!!578 CHURCH STREET!!! DO NOT RENT!!! This company has been an absolute nightmare to work with. My car got broken into while living here and they tried to break into the house as well. After talking with specialized property management to try and buy my way out of my lease because as a single woman living by myself I didn't feel safe after my car got broken into... They refused to let me out of the lease, EVEN after telling them that they could keep my security deposit as well as me paying the fees to break the lease. They never answer the phone and where this house is located is such a bad area. Gunshots at all hours of the night and the woman across the street just got her car stolen. The police in this area don't care neither does specialized property management or the person that they are managing the house for. They won't give me my full security deposit back even though the house was in amazing shape after moving out. After an almost $2000 deposit, they only gave me about $625 and change back...smh...DO NOT MOVE HERE!!!

    BEWARE HOMEOWNERS!! Save yourself the headache and save yourself a lot of money by avoiding this management company by all means!! As a homeowner in Atlanta, I was hoping to trust SPM with renting my home in 2023. They started out being pretty communicative, despite it taking them 3 months to find tenants for our house. The prep work they charged us $4000 was for clearing trash and painting the inside of the house (this was our first big red flag). Then they would send vendors for maintenance issues and send a vague report for an astronomic fee that was 3-5x the rate of the vendors we ended up finding in the area and sending ourselves (essentially doing their job) They attempted to push a service charge through without our approval that directly breached our contract and if we hadnt caught it, they would have gotten away with it. This company barely communicated with us, it was like pulling teeth to get anyone on the phone. Everything communicated to us was vague at best and no one at SPM would step up and take ownership or want to help us understand the situation. This was the most frustrating year as a homeowner because of SPM! AVOID THIS MANAGEMENT COMPANY!

I assure you that this is not our intent, and we work diligently every day to provide top-notch service to all of our clients.Make-Ready Completion and Costs: We completed a thorough make-ready of the unit at the end of December 2022, which was finalized on January 7, 2023. This process included a complete interior repaint, constituting the majority of the expenses. The cost efficiency of this work was notable, averaging approximately $1.58 per square foot for the paint job, a figure that comfortably sits below the market standard. Market Listing and Timing: Following the make-ready, the unit was listed on the market for about two months. The timing, during the winter season, likely contributed to this duration before securing a tenant, as the real estate market typically experiences a slowdown during these colder months, with activity generally picking up around March.Regarding HVAC concerns, here is a timeline and summary of actions taken:June 27, 2023: Upon receiving reports of AC issues from the tenant, KP Heating and Cooling were dispatched. However, their proposed invoice exceeded the pre-approved maintenance amount and was subsequently declined, incurring no charge to you.September 12, 2023: Aaction addressed a subsequent AC complaint by resetting the thermostat and adding refrigerant, resulting in an invoice of $300, which fell within our maintenance threshold and was covered.December 8, 2023: Aaction responded to heating issues, performing a reset and test of the thermostat for an invoice of $296.18, also within the pre-approved limit.January 17, 2024: YRL was dispatched for further HVAC and hot water heater concerns but unfortunately provided an incorrect assessment. Consequently, you opted for an external vendor for the water heater replacement. YRL's service fee of $190 was settled.February 1, 2024: After Novo Art Construction’s initial attempt to rectify the HVAC system did not yield the desired outcome—and at no cost to us for their efforts—we engaged Aaction once more. They successfully rewired the thermostat and submitted a quote for additional necessary work. You chose to undertake these repairs personally, with us covering the labor cost to date of $162.We regret any dissatisfaction you may have experienced with our services, and we sincerely apologize for any inconvenience this may have caused.
