Josh helped me in MANY ways to sell my condo here in Roswell, but I'll name a few of them here. First, he was very patient with me. I wasn't sure of when I wanted to put it on the market; he never pressured me (such as, to sign a listing agreement right away, etc.) but, rather, just kept in regular contact until I was ready. Second, once I was ready, he was very skillful in the sales process in knowing how to price it, in staging it, in creating the fantastic pictures for the listing (he used a professional photographer who did an excellent job), in writing a thorough description of it, in working through the inevitable glitches that occur in the showing process (do we fix this, make an allowance in the price, or just say, No, it's not a significant issue?), and, most importantly, in knowing how to negotiate the final sales price (and other related issues) with potential buyers. During all this time, he was receptive to my ideas and wishes, i.e., he did not have rigid, fixed ideas re: how to conduct the sales process. Not only that, but, after the listing appeared on the market, my condo was under contract in less than 4 weeks and it closed in less than 40 days! Wait, there's still more... He recommended a mover to me, a mover with whom he had had direct experience for many years, who did an excellent job for me. They were reasonable in price, very flexible re: the move date (I changed it a few times at the last minute!), did not require a security deposit, and, since some of my stuff was going into a storage unit (CubeSmart), they carefully wrapped those things (furniture, lamps, pictures, etc.) in plastic wrap first -- to not only protect them while in storage but also to make it safe and easy to move them out in the future (when the time would come to do so). They were also efficient in making use of the space in the storage unit and were careful with handling all of my furnishings. I am very happy with my experience with Josh, and would highly recommend his services to any of my friends.

Josh and Stanley are excellent realtors and made our first home-buying experience fantastic. They were patient with us as my wife and I were learning the house-buying process and we secured a great property within a couple of months. They are very professional and fun to work with. Highly recommend working with them.

If you are in search for a reliable hard working agent, Josh should always be your person. Weve used Josh for both the selling and buying process. Let me tell you, this man goes above and beyond his duty. He will guide you every step of the way to get the task done. Having Josh to be your agent will be one of the easiest decision you will have to make in this constant mind boggling process.

ABOVE AND BEYOND - I'D GIVE 10 STARS IF I COULD - read on why. PROMPT AND IMMEDIATELY RESPONSIVE: When we contacted Josh around 4 pm on a Saturday to inquire about a house in the city within 5 mins he called us back. Although he was preoccupied at that moment he had his partner Stanley call us (in under 5 mins) and 15 mins later he was showing us the house. NOW THAT'S SERVICE YOU DON'T EXPECT TO RECEIVE ANYMORE. Stanley showed us another house that evening as well as a few more the following day (Sunday). He then showed us 2-3 more on Monday and by Tuesday he was writing the offer. PROFESSIONAL: In today's market there are competitive offers and Stanley and Josh advised us on the market, terms of sellers and how to acquire the house which we wanted and were competing with 4 other offers. DAY OR NIGHT - Stanley would return our calls promptly, our texts and our emails. Outstanding service. CARING: I've worked with several real estate agents over the years and none have ever taken the extreme care and measures to address our concerns as much as Josh. The inspection wasn't performed as professionally as it should have been and the roof had many, many issues which were major (we had a roofer inspect it). This was going to be a deal breaker for us if it couldn't get resolved. Josh made sure that it was handled within the parties and funded for repairs at closing - even taking on some of the costs himself as he stated to me at least twice "We want you to be happy and we will make this right". Even after the transaction was complete he has assisted us with several things and has gone to the house for us since we still reside a distance away!!! Josh is absolutely THE BEST realtor that I have worked with. He recently helped us purchase the second property in the Atlanta area. He is very knowledgeable about the market, provided us with thoughtful and strategic advice throughout the whole process, including prior, during and post closing. Josh is genuinely attentive to our interest, always responsive to any questions and concerns we had, and never pushes us to make any uncomfortable decisions. At the time of negotiation, he did a great job of proposing fair and creative solutions that resulted in agreement that everybody felt comfortable to accept. Josh is nice, honest, respectful, and professional. He does everything above and beyond to make the deal for us. His wonderful personality makes it so easy to work with him.
