Cosden-Mishler Appraisers

We have wanted to purchase a home in Vero Beach for many years and now that we are approaching the age to retire and are prepared to do so, we have been working with a Realtor in Vero Beach. Because we are paying cash and wouldn't need a loan, she recommended that we have an appraisal done on a home that I loved and we were sure we wanted. Even though we felt confident that the price was right, our Realtor recommended Janice Cosden and assured us that she was the best in the area with the most experience and knowledge and would be honest and straightforward and always give us the best service available. We did not reveal our intended purchase price as Janice's office manager said that they did not need to know that information. The property failed to appraise near the asking price and we decided to pass on that property. Disappointed, we continued our search and after several more weeks of looking, found our true "dream home". We made an offer on this home, which was accepted, but we had an appraisal contingency in the contract. We contacted Janice Cosden again and had another appraisal report prepared for this property. Less than one week after her inspection of the property we received the report. It was clear and concise and very professional and when we had questions, we called her and she went out of her way to met with us and sit down with us to go over every line of the report and answer all of our questions. We purchased the home and believe that contacting an appraiser was the best decision we have ever made. I shudder to think about what may have happened if we had purchased the first home we thought we loved, I am so grateful to have had a very professional Realtor who steered us in the right direction to be an informed buyer and put us in touch with a very reputable, honest and experienced company......Cosden-Langfitt Appraisers. She was so lovely and easy to work with, I would highly recommend her and have, to anyone needing appraisal services.

I recently had the misfortune to use this appraiser. I had two appraisals done to the tune of 700 dollars.. After 6 moths and three or four messages from Zillow stating the value of my house had changed.. I asked these people if they could give me some idea if in fact the value had changed.. I was informed that they would have to re inspect my house for 350 dollars. When I complained I was given this reply Mr. Ellsworth, I am a professional real estate appraiser who has been in business in Vero Beach for the last 30 years and I know what is necessary and what is not. That is the only way I would still be in business after the mortgage crisis and all of the new federal regulations and federal guidelines that have also changed dramatically. I was kind enough to do quite a bit of work for free in order to advise you about the current market conditions. I am sure you have no idea about this but anytime I give a person a specific value for their home, verbally or in writing, it is considered an appraisal and I have to be sure that I do all of the necessary research and due diligence to protect all of the parties concerned. You may believe that you can do it as well as I can....well then, good luck! You must be a very intelligent and studied individual if you can do what I do after all of the time, education and experience I have obtained to be what I am, which is one of the most respected, valued and busiest appraisers in Vero Beach. You are rude and wrong and I remain a professional who maintains the highest level of competence and I am always more than fair with my fees. I have already wasted a couple of hours on you but I assure you that it won't happen again! Stay away.. I not sure this woman even read my email or knew I was her customer.. she also took two weeks to get back to me...
