Wow! I just finished reading the sales contract from Focus Homes. They allow themselves up to 2 years to complete the home regardless of what the agent tells you the completion date will be. So, don't take them at their word when they tell you 6 months. If they won't put it in writing, that date doesn't mean squat. If you default by failing to get financing during the 2 years, say you get injured, lose your job, whatever and are unable to close, they can sue you for 20% of the purchase price. But the big one is, if construction costs increase, they can raise the purchase price after the contract has been executed! If we have another 2008 crash and home prices are cut in half, do you think they'll let you lower the purchase price to reflect market conditions? Not a chance! This is the most one-sided contract I've ever seen in my life and Focus won't accept any modifications that would make it more fair. Don't take my word for it. Have a lawyer look this document over before you sign. BUYER BEWARE!!!
