As a Veteran Realtor, I want to provide a huge shoutout to Joe Vilardi who manages The Culbreath Key Condominiums in Tampa. I have never experienced such professionalism , promptness, and great service from any other CAM. Joe definitely stands out in the crowd. He understands the importance that the CAM plays when trying to help buyers, sellers and Realtors transact business within the community. He is super helpful and responsive. I have lived at Caya Costa in NE St. Petersburg since 1995. I requested replacement of sod in front yard March 1, 2023. I had the original work order cancelled by someone- no reason given. Several more requests were made with the latest in July stating conditions were too dry. I indicated I would be happy to water the new sod myself. Its now mid August, plenty of rain and no sod - its been nearly 6 months since my original request and nothing has been done. Im having local landscape company re-do our property lakeside and I guess will have to pay them to replace sod in front of home. Very, very disappointed in Wise Property Management.

worst experience ive ever had dealing with any kind of maintenance issue. someone in my neighborhood turned the main water valve to my house off as some kind of prank and i didnt know until after the plumber this property management group sent to my house told me. not only did it take a week for them to send someone out, they didnt even pay the plumber, who is now blowing my phone up demanding payment. Benjamin from the Wise Property Office told me verbatim, if its an internal problem you would be responsible for paying for the plumber, however if its external we would take care of it. the valve was on the outside of my house, deeming it an external issue. However, now theyre trying to make me pay out of pocket the $200 the plumber that THEY picked is trying to charge for the service of turning my valve back on. That $200 payment is much less than what I pay a month in HOA fees that is supposed to cover the cost of fixing property maintenance issues like this. Why am I being told its now my responsibility? The plumber they sent out to service me has also said that it has been impossible to contact them, and that after being told by the Property Management office that his payment would be processed on a certain day, it hasnt come in yet. Complete lack of communication on their end, complete lack of care for the people theyre servicing, and overall they are horrible people to have to deal with. I wouldnt wish having to rely on this office for help on my worst enemy.

I cant even describe how disgusting the service is here, the never mention any updates on where there offices are. I've been calling and calling for months and no one responds. I drove to one of their "offices" to find out they moved. I drove 45 minutes for nothing. And worst of all they said said they moved it online but now I cant pay and have all these lates fees. When I try to contact no one answers, just ignores me. Seems like they just want more money from all these late fees, but won't let me pay. Don't use them if you want to get scammed.
