We entered into a contract with Chad Ridgeway from FLA Cash Out. He stated several times during the price negotiations that his company could only offer us $190,000 for the house because they were buying the house with a tenant in place. He said they did a pro forma and still only could offer the $190,000 because of the holding costs and the hard money loan they were getting to obtain the property. I tried to cancel on 12/16/2021 and I was advised by title if I did this that there would be a long legal battle and I might not see any proceeds from the house for years. I felt like I was being deceived by Chad and his company during the whole process. I was told that there was no way to sell the property for more since there was a tenant in place and this was the best way to honor the lease. We closed on 12/29/2021. And to my surprise on 1/12/22 the house was listed for $269,900 on the MLS and closed on 2/17/22 for $290,000. I was deceived by Chad Ridgeway and his company FLA Cash Out. Their whole plan all along apparently was to flip the property and get me to sell as low as possible by using deceptive trade practices and making fraudulent statements. They lied to me about the "best" price they could offer by making it seem like a desperate situation and we were not in one at all. We wanted to yield the highest price and Chad and his company deceived us in thinking they had "holding costs" and ultimately just relisted the property for sale at the current value less than a month later. They took advantage of us and Chad lied to make the most for his company and himself. We feel anyone doing business with FLA Cash Out should know how they do business and beware of this company.
