Had Copeland Morgan as my property manager for the past 5 years at a house i was renting. I never had a ton of issues with the property, but any time something did happen, they were always very responsive and quick to resolve the issue. When i look for my next rental this summer, i will absolutely be checking to see if Copeland Morgan has any properties available i would be interested in.

Copeland Morgan is a really excellent company. I highly recommend jumping on the opportunity to rent with them. My experience has been nothing but outstanding, literally from the first email. Really high quality properties and their team is super professional and reliable. If you're looking for a good team to rent from, you've found it.

The move in process was very easy how ever thats all good I have to say. No one comes to fix things at the property. You never see anyone face to face they text you instead. There are constant police officers everywhere in the neighborhood. Also you have to pay a 35$ fee added with your rent for a residence fee for the maintenance of the apartments but the catch is the property is only 3 buildings no pool no playground no office so what are we paying for?? On the other hand I have now left the property because to stay another year they are raising the rent which is already over priced for a tiny 2/1. When I first moved in the unit above me was being renovated someone left a water hose on and it leaked down to my ceiling. I have pictures to show for also normal wear and tear and cleaning that gets done with every move out and now I am being told I can not have not even some of my over 2,000$ security deposit. I dont think this is fair I think they are scamming people of there money.

I self managed my 3-unit property medium term rental in St Pete in 2022, and averaged less than $2800 per month in rental income on Airbnb. Jeff and his team are very professional, are up front and honest, and are amazing with communications. I highly recommend them for MTR management in St Pete!
