Don't bother wasting your money here. Yes, you get "cheaper" rent, but you'll definitely pay the price for it. Buildings/Units are in bad condition. Expect a complex wide water shut off for "emergency repairs" at least once a week. That tells you all you need to know about the maintenance of the complex. I was promised overnight security of the complex, but yet my car was still stolen off of the property. Not a safe area. When the complex has workers come in for bi-monthly grass maintenance, they will blow all of the dirt onto your patio and cars. I was promised a screened in patio a month after moving in. It's been over 6 months and that hasn't even been a topic of discussion. Laundry centers are disgusting with poor lighting. Pools, if they're even open are disgusting- filled with dirt. Gym has more broken machines than working. The ladies in the front office are nice and helpful, it's unfortunate they have to work in a complex with conditions as stated above.

THIS PLACE IS A HORROR STORY OF A COMPLEX LISTEN TO THE REVIEWS !!!! It's actually crazy this place is legally allowed to be open. First unit they tried to move me into a unit on move in day that was infested with roaches. Then they moved me into a unit that wasn't move in ready but didn't have roaches. Accepted that because I was moving across the country and had no where else to go. The apartment was filthy. Was told to put in a maintenance request with every issue that wasn't fixed prior me living there. Guess how long it took for them to come? 3. WEEKS. Not to mention I had called ~7 times during this 3 weeks because things were broken. Sending any emails meant you weren't getting a response for weeks if not never. Constantly told "they're coming today" well they didn't lol. When I finally went into the office Kelly talked to me like an idiot saying I was next on the list saying "you think I'm lying?" well yes because you lied to me the last 3 weeks. Maintenance finally shows up. Tells me half the issues can't be fixed and talks to me like I'm stupid. The shower head was disgusting he said "what do you want me to do?" I said uhm how about replace it with a new clean one? and then the AC unit. My unit was in my bedroom closet for whatever reason, not current managements fault but still bizarre. This unit was MOLDY everywhere and DRIPPED RUST everywhere including spitting rust through the vents! 3 times I put in requests to have it fixed. Again was talked to like I was stupid saying it was a clogged drain pipe and they came and "unclogged and fixed it" as if I couldn't see the literal RUSTED HOLE in the bottom! Guess how long they had me living in an apartment with mold and rust? Over 2 months. Which by the way! It's ILLEGAL in Florida to have a tenant live in a moldy unit for more than 60 days! When the workers came to fix it they told me everyone living there HATES Kelly, and that every unit they go in to fix (Which apparently is a lot) the people living there say how much they hate it. The amenities here are disgusting. Nothing in the gym worked. Told the office many times, they said they would fix it and then never did. They think having 1 dumpster for the entire several hundred unit complex is enough to the point trash is over flowing every single week, and lovely Kelly lovesss to send out community messages talking to the tenants like children saying we were the issue? Are you dense? Do the math. Ducks everywhere and they do not clean up their poop and I mean seriously its everywhere. And finally! When it came time to move out I had broken my lease early as I was moving due to work. I was told (with witnesses in person and on the phone) that I did not need to give a 60 day notice but it would be "nice". Didn't have an official move in day for a new place till maybe a month prior. They still charged a $2400 fee. Despite notice being formally given no one responded to our emails and thus tried to claim we put in notice much later than we actually did. They claimed I did nearly $1200 in damages. Including $600 for a new carpet because there was ONE corner of my carpet that I didn't get to vacuum. Their picture for reasoning? DOG HAIR. THAT I PAID A PET DEPOSIT FOR AND MONTHLY PET RENT. So what was the pet rent even for? Charged for nail holes in the wall which there was already holes on move in. My previous apartment I did not have a SINGLE DOLLAR of damage fees. I was only there for 6 months, how did I do $1200 in damages in 6 months? Who knows. They just wanted carpet money to get that nasty mold out from my room from the AC unit they refused to replace for 2 months because of how cheap this place is.They did not correspond in proper legal manners to dispute the damage fees and instead ignored any communication and sent it to collections where I ultimately had it removed for illegal business practice :). This place should be investigated. They will treat you like trash then want every nickel and dime from you. I could not recommend enough you find somewhere else to live.

If I could give this place 0 stars, I would. I should have paid more attention to the bad reviews. Whatever you do, don’t sign the lease until they show you the actual apartment you’re renting. In over 30 years of living in apartments, this is BY FAR the worst place I have ever lived. They want to improve the quality of tenants but they don’t follow through on anything to retain good renters. Maintenance is horrible. It takes weeks to months to get anything repaired, if they do repair it.Laundry rooms are filthy and nothing is well-lit. Be prepared to see the police on a regular basis and not because they’re patrolling for security purposes. The pools are constantly closed and there are no improvements made at all. Everything is run down, especially the plumbing. Don’t even get me started on how they handle tenants who bully and threaten other tenants. It is literally a battle with the office to get anything taken care of and even reaching out to the corporate office rarely gets anything accomplished. The regional manager may e-mail you but don’t expect him to follow through, either. And don’t let the “concerned” replies to negative reviews fool you. By the time we leave negative reviews, we have reached out to the office MANY times with no responses. There is not one good thing I can say about The Morgan. Living here has been a horrible experience - I have never been so happy to give my 60 days notice to not renew my lease.
