The absolute worst rental company i have ever rented from. They BARELY want to pay for repairs. They will try to some how make you at fault for any maintenance issues so that they dont have to pay for it. Oh and please be ready to have false charges and repairs added to your account when moving out. They lied and said a window was broken which wasnt true, they are so money hungry they are scammers and they are VERY UNPROFESSIONAL AND RUDE well thats if you can even get them on the phone. I WOULD NEVER EVER recommend them to my worst enemy. Very Money hungry, you have been warned.

Dont rent from these people or youll be forfeiting your deposit. They will keep it regardless. They are the worst in the business. Take it from a successful multimillionaire who knows how to run an ethical and profitable business. These people are crooks. Avoid or youll be sorry

I'm a property owner (investor). This company used to be good but their property manager left. Now they are run by a guy named "Ron" who is not someone I'd ever want to work with. I emailed them to let them know I'm switching property manager. They replied to my email on Jan 29 confirming the files will be turned over to my new property manager within 60 days. Then on March 13 (only 2 weeks before the turnover date) I received email from Ron that btw the 60-day-"clock" for property turnover to new property manager won't start until he receives US certified mail stating that the turnover is requested. In the same email he said that if I want to avoid the "hassle" of sending this certified mail I can call him and work out some fee reduction and stay with O-REO. This was clearly a strong-arm/bully tactic to try to prevent me from leaving O-REO, with the "stick" being that I have to send certified mail and spend an extra 2 months with this terrible O-REO outfit if I don't agree to stay with them at a reduced fee. I had been proceeding in good faith since Jan 29, assuming that their email confirmation to me was valid and the turnover was on-going and would be completed by late March. Now I had to send certified mail and only then would the clock start. By the time I got him the mail and he replied to me the new clock-start-date was March 21, almost 2 months after their original clock-start-confirm email. Wow. I've dealt with many (10+) property management companies in FL, TX, and AL. Never have I needed to send certified mail to leave the property manager. Literally ALL of them have been fine with email to exit their management company service. I can't imagine anyone will ever want to do business with a company like O-REO. I've learned in business that you really don't want to partner with a company that tries to bully or strong-arm you nor with someone who acts like a "cad" rather than "gentleman". What a rubbish company this is. Stay away.
