    Crumbling facilities / Fanatical HOA - I've lived in the building for two years and the pool has been closed for the better part of a year and the garage was shut down for months. Electric bills are double what newer apartments of the same size are. Also, building manager and HOA write up residents for the most ridiculous infractions such as how cars are parked, how garbage is packaged, and if you have visitors in your place. STAY AWAY!!!

    Lived here for 2 years. Lots of issues with the building The elevators are always either being worked on, or plain just not working. It seems as though the association addresses this issue with bandaids only. Having 1 working elevator made living there quite annoying. A few years ago, the 5th floor flooded and destroyed the clubhouse area. During the 2 years I lived there, no effort was made to fix the clubhouse. Although I was paying for it, it was closed the entire 2 years I was there. Apparently they have started to fix this area but will likely take some time. Beware! The pool has been closed for at least a year and a half due to a leak which would drip down into the garage and onto cars. They finally decided to drain the pool and close it off so they can fix the issue however not likely to happen anytime soon. I was notified that the pool will likely be closed till mid to late 2023. The jacuzzi is disastrous. Not even worth mentioning. With the unfortunate building falling in Miami recently, all these water leaks made living there just a little uncomfortable. Unlikely to happen to a newer building like 101 Eola but still, just a little unnerving. Do not let them charge you for the amenities in the building because there arent any real amenities. No pool, no jacuzzi, the gym is old and gloomy. Buildings like The Vue have much better amenities. Beware! Most of the people in the building are nice, however, in my opinion, there are some older borderline racists homeowners that will make it known that you are not welcome. Also some homeowners that, in my opinion, have no idea how to care for pets. They will let their schnauzers attack your pet if they dont like the color of your skin. I have noticed some younger tenants in the building more recently so some of that old racist behavior will inherently disappear but still beware!! My unit (pool facing corner unit) would always leak water during rain storms. Both rooms and the living room would have large amount of water drip into the rooms during these heavy storms. This is an ongoing issue with the building which you need to make sure you ask about because your stuff will get wet and potentially ruinedagain BEWARE! (Video below) Rat infestation more recently (video below) Although I did enjoy the large windows in my unit, my electric bill was well above $400/month due to the heat this generated. Make sure to factor that into the rent/mortgage you have. Not an issue at the moment, however the plot directly south of the building (corner of Eola and church) is currently being sold for a large development which will not only limit views but cause an unbearable amount of noise during the construction phase. In my opinion, paying more than $2200-2300/month for a 2 bedroom unit in this building is not worth it. You will be getting ripped off! There are better options in the area. BEWARE!
