When are you planning on replacing the carpet in the 6th floor hallways that absolutely REEK of dog urine between Pine and Central elevators? It's been almost 2 MONTHS and is traveling down the entire hallway. Since the sanitizing effort did not work, it is time to replace them! Extremely overdue! EDIT: It is now April 2024 and no efforts have been made to change the carpet. And trust me - the smell is still there. I guess management finds pressure washing projects to take precedence over this issue or things like having elevators with updated safety inspection certificates. Most of the elevators don't have any posted, but if they do- they're expired in 2022. I only care because theyve broken down multiple times since we've lived here and people have also been trapped inside various times. For anyone looking for an apartment, it's not worth the prices. 1 BR electricity averaged 300-400 a month during the summer with 60-70% humidity inside as well, and no one could help me find a solution or give me a real AC inspection as requested.

If you're just looking for location, this is a 5! Moved here when I first moved to Orlando and lived here for 2 years. Got a 2 bedroom, 2 bath and was decent size. It's pretty expensive and seems to constantly increase by 300+ each renewal. First month we were there, it rained in our bathroom. Staff didn't really take it seriously and didn't fix anything, but I got my deposit back so that's a plus! Pros: great location downtown. Consider really safe for downtown. Lake Eola just a few steps away, and restaurants all around. Great view if you get on the right side of the building or high enough. Minus overnight security, staff were mostly all nice. Frequent cleaners in the building, so most of the time it's clean and well kept. Good amenities, like pool, gym, and hangout places. Free coffee and hot chocolate machine. Can see the fireworks every year/holiday. Con: disposing your cardboad box was a hassel. You had to go to the first floor, request the frieght elevator back door. Sometimes you get lock out in the cargo area or sometimes there's no one there to open it so you have to go out and around. Trash chute would get randomly locked like they thought it would force people to take it out themselves, but the room would just pile up with trash. Elevator was frequently down towards our 2nd year there. Stair doors were locked, so you can't even walk up the stairs, which really didn't help around the elevator issues. Each apt only got 1 parking spot included which sucks if you were renting with roommate or have more than 1 vehicle. No guest parking. My takeaway, you'll love living here till things become a daily inconvenience.

Beautiful apartment building and apartments, but the air quality here is horrid. Husband moved here in August & I am visiting, but may have to cut my stay short. They claim that "they are not responsible" for the filthy air vents. (It took over a month to respond to a maintenance request to change the dirty air filter.) This is clearly a place for smokers to enjoy, especially pot smokers!!! (see other reviews about it.). The air vents that I had to clean are evidence of how the smoke has infiltrated the air system. I had to clean our vents when we moved in!!! Even the stove vent was grimey and filthy!!! Air quality here is hideously bad - dryer vents must be connected to the air vents because you will find a layer of blue lint on EVERYTHING every time you sweep or dust!!! The smoke is bad, but this makes it a hidden danger for your lungs!!!
