For landlords: The company cannot keep property managers. Three of the managers quit in one year and our properties were left with no one to look after. The owner never communicated with us for over 10 years and they just collect the management fees. Deposits occasionally do not make it to our bank; rentals were not renewed sometimes; books were not kept up to standards. There is no stability in this company and it is not professional.

Had mold and a leak in the kitchen behind the stove they fixed the leak but took them 3 months to just treat the mold and repaint over it. Floors in kitchen are still up and I have no sink or counters in kitchen Monday will be a week. Daniel the property maintenance guy is very slow about getting repairs complete. Sue in the office has been great about any issues we are dealing with.. This has been going on since May 2023 and its now August

This rental company is 1000 percent a scam!!!!! Dont give them application fee money! They will steal it from you and never call you again!!! The only phone number to get ahold of anyone is a call service that will not give you any information regarding your application. They just tell you to wait to be contacted by the company. It has now been over two weeks since I paid the app fee and have not heard one word from them. I have called and emailed numerous times with no response. They are putting theses houses on the market for months at a time to collect as many application fees as possible, then removing the listing and relisting only to start all over with the theft process. I will post a review everywhere until I get my deposit back. I will contact a lawyer also as I do not like being taken advantage of! Do not give them your hard earned money!! It is not a matter of not being approved, as I have now been approved for multiple other houses at the same price. However even if I wasnt approved, they should have reached out to let me know, it doesnt take over 2 weeks.

Tried to charge hundreds of dollars to reseed the yard. Had to fight with them and spend my own money with certified mail to dispute upon move-out. Their "director" of operations reviewed the move-in and move-out pics and acknowledged the yard was in slightly better shape than upon move-in and they "decided" not to charge me for the yard repair that was always the owners responsibility to begin with. My responsibility was to maintain the yard, not repair it - and they did not like that I pointed that out but had no legal choice. So the evidence was there with them the whole time, they were either sloppy (unlikely) or unethical in trying to make a fraudulent claim against my deposit. In short, if you like a company that will try to cheat you unless you push back and fight for the right thing, this is the company for you. If you would like an ethical company that is easy to work with, do not do business with River Oak Realty. Have rented many places all over the country, and this is the only company I would never want to rent from again.
