image The only reason someone should hire Amanda Bottimore, is for the use of her credentials. She does not have the ability to write a solid contract, negotiate or even provide professional insight to help you make better decisions. Only someone with extensive real estate knowledge should trust their largest financial asset with her. Actually, no one should TRUST Amanda with anything.
Step one was to lock me into a contract binding my home sale with her. HUGE MISTAKE! I knew absolutely nothing of her incompetence up front. But now YOU do! So, please heed my warning to protect yourself! (She has never had a contract failure before me. She has no clue how to handle disputes, issues or problems - nor does her broker!)
The house was ready for Market upon initial contact, yet it took over 3 weeks to get a listing prepared for launch. Even the launch was botched, as she forgot to initiate the listing until I reached out questioning why it wasnt out.
First contract received was atrocious yet Amanda couldnt even find the appropriate words to explain to me what was in the contract. When asked for professional insight, she stuttered and grunted, didnt/couldnt even finish thoughts and sentences. I couldnt tell if the contract was good or bad!?! She left me to guess what the contingencies meant as well as the outcome if we signed this agreement. Luckily, I reached out to a realtor friend to provide insight. (Whos immediate reaction was He*l No, thats not a good offer! If [Amanda] cant say that, she should be fired!) The second, and last, contract was no different.
The counteroffer was COMLPETELY BOTCHED, as Amanda assured me her vague and ambiguous statement conveyed my offer. Of course, it did not, and the underwriter took full advantage of this. When I received the closing documents, I immediately disputed the write up as it was completely inaccurate, to the buyers advantage, costing me almost $7k. We received the paperwork 10 days before closing which was plenty of time to handle corrections. However, Amanda did NOTHING but tell me, oooopps, I knew I should have used a lower amount. Even her broker ghosted me after realizing what she had done.
Once I realized no one was going to do anything to correct the errors, I requested Amanda get a lawyer involved. Amanda (in so many words) told me that if I didnt sign this contract, EVERYONE would sue me for breach! She did NOTHING TO PROTECT ME! NOTHING! I had to hire a lawyer to fight the Title Company, the Loan Officer and both Buyer and Seller Agents, to have $2k returned to me, and only $500 was from Amanda. Only the buyer was protected in this entire transaction. (btw, we still closed timely!)
This ended with Amanda walking away getting FULL commission and I got screwed! Not even an apology or ANYTHING other than her laughing all the way to the bank! The only positive thing I can say is that she answered her phone all the way to the end. I guess that was the very least she could do.

image My real estate agent Summer Robinson with Ellison realty is, by FAR, the best in the business! I have worked with many agents in the past and I cant say enough about her. She went above and beyond before, during and after I purchased my home. Shes fast, efficient, organized, and truly did everything in her power to make my purchase as smooth and seamless as possible. She knows Marion county like the back of her hand and takes pride in her home county. She has contacts for just about anything and everything you could want or need in terms of your home. She should be commended!! A+++ Summer!! Ya done GOOD!
