Ardmore Reserve by Landsea Homes

Landsea homes and Landsea mortgage (NFM Lending) Buyers beware of using Landsea Homes preferred lender. They are not transparent in their loan estimates or disclosures. Through my loan process all 3 disclosures had major inaccuracies. The first has the preferred lender incentive at$20,000. After 6 weeks it was stated we dont qualify for that, but gave $10,000 plus appliances. The next disclosure had only half of my deposit amount. Which greatly effected the cash due at closing. The final disclosure had the numbers correct. Except this time the lender finally mentions the origination cost thats shown under seller paid actually is not and it will offset the incentive. The origination cost is never to not actually be paid by the seller. Not until 3 days prior to closing is it stated the cash to close will be $8700 more than expected. The lender assured us of a number then to more than double. The amount was never mentioned in conversation. Nor calculated in any disclosure until 3 days prior to closing. Of course the lender and the sales manager refused to honor the incentive or address the situation. We requested to meet at 50%, but it was not even considered. We had our own lender with a better interest rate and no origination points, but went with landsea/NFM for the incentive. That basically was washed out by hidden charges to us. These are shady and very leading business practices. They do not clearly or fully disclose anything to the borrower. Do yourself a favor if you plan on purchasing from Landsea Homes. Get your own lender. The time and aggravation just isnt worth it. At the end of the day the lender and builder are working together, but not considering the buyers at all.

We would give 5 stars to Landseas/Hanover Family builder for their exceptional customer service from Sales representative, Jennifer Miller Carmon and construction crew Patrick, Everton, and Cody. They made the whole experience from selecting lot for the house, signing contract, reporting progress at each milestone, providing pictures, first and final inspection walkthrough seamless. Jennifer, the pleasant personality, adds personal touch when it comes to customer service. She took extra efforts to show model home multiple times to us and family friends with smile before signing the purchase contract. She always kept us in loop while the home was getting constructed. She not only informed us about minute details such as city permits but also sent beautiful pictures of our home time to time. She is very prompt when it comes to documentation and scheduling appointments. We would say she was there to guide us in each and every step until we received keys to home. We cannot thank her enough for exceptional customer service and spreading good vibes. Patrick and Cody were very exceptional when we had pre-drywall meeting. They explained every little thing about home in detail. We realized then how clean the construction was. We hired home inspector to inspect any construction defects during pre drywall meeting and final inspection. He mentioned the best construction he had ever seen so far. We did not really find anything significant that needed attention. Patrick accommodated our requests for final inspection and closing dates which is rare in this business. Patrick, Everton, and Cody handled all fixes spotted during inspection very quickly and efficiently. Our suggestion for design studio would be to mandate whole day appointment for buyers and allow break time with snacks or food to make better decisions. They offered great customer service as well and ensured selection and completion of design options in stipulated time. Last but not least we chose Landseas/Hanover builder based on Google reviews and overall work done by Hanover Family Builder in Florida. We received the best construction quality and customer service beyond imagination. We consider ourselves fortunate to have them on our side. We are highly recommending LandSeas builder for your future home.
