Cortland South Kendall

Cortland at the hammocks was a great community to visit. The amazing office staff and the community had many amenities to offer for their residents. Thank you to Merielle for such a wonderful experience.

This place had so much potential to be great. But its not. Its in a great location, and for the most part its pretty clean. But with what the rent is, I was expecting a much better team that resolved issues. 1. First off parking is an absolutely abysmal issue. You would think that a community like this would have an assigned space for each unit, and then the rest of the spaces would be guest/visitor, or additional members of the home. NOPE! its a free for all. good luck finding a space at all late at night. 2. this problem is so bad, buts made worse by the lack of caring. I have a brand new car. it has been hit twice by other cars. once with a very large hit, that someone just drove off. I emailed the community to see if they had any way to discover what mightve happened. No response. 3. If you have an EV car, dont even consider it. You will be spending all your time at a supercharger. There are only two, yes ONLY TWO 40V normal chargers. that wouldnt even be the worst part, they have been broken for almost two months! the rest of the chargers are slow chargers. they take about 2-3 FULL DAYS to give 70% charge. I am not exaggerating (and their rates cost more than gas wouldve). I have contacted the community 4 times now about the issue. Still unresolved. 4. Trash does not get picked up consistently or according to their policies. its really bad when you pay for valet trash and have to go from thursday to tuesday with trash piling up, or else you have to take it to the dump yourself. This is on top of a ton of smaller issues, like fire alarm beeping going on for almost a week, neighboring trash being left out for days at a time and animals coming and opening the bags, having to send an email for guest parking passes and then they dont answer at all, pending repairs since the day you moved in, etc. But the worst worst part of all of this? Sending emails to complaint and getting nothing back. Not even worthy of a response. If none of these things bother you, then yes its a great location thats clean. But for me, I will be finishing out my lease and looking for a new place when the time comes.

Great hospitality at Cortland south kendall . I was attended by Carlos , very professional and courteous . I recommend this great community as it is well managed . My experience was definitely a great one , the units are well maintained and also the amenities are on point .

I love how my apartment is structured. All the colors go well together. Great amenities for all and great resident parties. I feel like I'm on vacation everyday.

The office team and management at Cortland South Kendall is the best! The maintenance team is very quick to respond too! There are some small issues with parking and the front gate but overall Cortland is a great community and we are very happy here! Highly recommend!
