Chaleah was our Palm Bay Relator and the only reason that we were actually able to get a house in this market. She was an excellent communicator and always made sure to get us into tour houses on the first day it was listed. As a first-time home buyer, we never would have imagined that you need more from a realtor than just helping you at closing. Chaleah not only toured each house with us as soon as it came on the market, but she also helped us to create a strategy for getting us in the best position to get our offer accepted. She even helped us write our personal letter to the seller which made us stand apart from other offers and got us into our SW Palm Bay house. During the inspections and getting closer towards closing, she was a great negotiator and got us a better deal than we thought was possible in our position. I found Chaleah Gehrman from her advertising online. I Googled her and looked at her current listings. They caught my attention right away because I am thinking about selling my house in Sebastian but was hesitant about using a Realtor. I was thinking about selling it myself. I called her and she picked up right away and scheduled a listing consultation with me the next day. She came prepared with all her marketing material. I was very impressed. She did her research before coming and anticipated my questions before I even asked them. I thought I could save on commission by selling it myself but after meeting with her I learned that isnt the best way to go. She adds so much value by providing professional photos, videos, home staging, 3D photography, and home inspection. She pays for all of it upfront. I did some research and found that it cost thousands of dollars to market a home correctly. If a home is marketed correctly, it will sell for more. I wouldnt have thought about doing even half of the things she does. One thing I really liked that she does that no one else does is a pre-inspection before listing the home. I knew my roof was older but didnt want to pay out of pocket to replace it. She had options. She had the home inspected and found a roof defect. We spent $300 getting the roof fixed. We had that taken care of right away. If a buyers inspector wouldve found that, they wouldve asked for a new roof which wouldve cost around $20k. Instead of taking on that expense, we fixed the issue for a fraction of the price and she disclosed the age of the roof to any potential buyers. She did this so they couldnt renegotiate during the inspection period and ask for money off or a credit. She also has great connections with vendors and had a roofing company that wouldve allowed me to put a small deposit down and they would replace the roof and collect the remaining funds from the proceeds so I didnt come out of pocket. That was another great option and something I never wouldve have thought about. Chaleah told me that she would earn her commissions by saving me money and selling the house for more than what I couldve. She definitely did that. She brought multiple offers and no one gave us push back on the roof. It sold for higher than what I originally wanted which is huge for me. I was very impressed. I would highly recommend her to anyone looking to sell or buy a house in Brevard or Indian River County.
