I am not one who leaves bad reviews because I understand the implications they can lead to, However I would not be able to live with myself if I did not share and speak on the horrible service and lack of communication and professionalism that was provided here. I represented the seller's and Innovative mortgage represented the buyer. The loan officer was Elisabeth Ben Rasco. Tread lightly with this company my friends...

      Rick, when a transaction blows up for one reason or another, everyone that is part of the transaction is impacted. You invested resources to list this property for sale. I get that and your frustration. Unfortunately, your frustration is misplaced here. First, Ms. Rasco was not the buyer's agent in this transaction. Therefore, Innovative Mortgage Services, Inc. (IMS) did not represent the buyer. The buyer applied for a mortgage through IMS. Second, the final outcome of this transaction was due to the property appraisal. This is something that IMS has no control over. Federal and state laws prohibit lenders (and other parties to the transaction) from influencing appraisals. Third, all the information I reviewed corroborates that reasonable communications were maintained with all parties involved throughout the transaction. You are the listing agent. IMS has a duty to maintain reasonable confidentiality regarding the borrower's transaction and information. Fortunately, the borrower was wise enough to insist on a financing contingency, otherwise they would have forfeited their earnest money deposit due to no fault of the lender or themselves. Considering the circumstances, your review is unreasonable and one-sided (colored by your representation of the seller). Therefore, I respectfully request that you remove this review.

      Michael, I've researched your complaint. You inquired about mortgage financing. You spoke to a highly qualified, experienced and professional loan originator. You provided her with basic information pertaining to prequalifying for a mortgage. The loan originator replied that she was unable to identify a program for you. Based on the information I reviewed it appears that she went above and beyond to assist you. I understand your frustration but it is misplaced. I hope you will consider reaching out again when you are better qualified to proceed.
