I had a horrible experience with Francisco Patino from Bellagio Real Estate. I was contacted by him for a property I was interested in. Throughout the negotiations, he communicated that the property had 3 water meters, that it had a new rood done in 2011 (with permits) and new plumbing (with permits) in 2015. He also told me rents were $1,500, $1,100 and $900. I have all of this in writing. He said the last seller asked for further discounts for remodeling which is why the seller opted to cancel. Based on all this information I made a first and final offer with a clause of no further discounts.
After having signed the contract I come to find out that there is only 1 water meter, and the actual rents on the lease are $1,450, $1100 and $850. He claimed that the tenants pay for part of the water bill so he took it upon himself to add that to the rents stated. I have in writing saying that "his head is not clear, is going through hardship and depression, thinking of closing done his business and moving out of the country". This was his excuse.
Upon a full licensed inspection, it was found that the building never pulled permits for either the roof or plumbing. As per the licensed inspector: "The seler put new roof membrane over rotten wood" and the plumbing had sewage leaks under the building with rotten wood and needed extensive repairs. Francisco communicated with me that the seller would NOT send a licensed plumber, just a handyman or credit me $300 for the trouble.
Needless to say I cancelled the contract within the inspection period. Upon finding out he LIED about so many things, I stated that I would have never entered into such contract if I knew the deficiencies or if I at least had not been misinformed about the conditions. I asked to be refunded for the inspection because I was lied to, later offered to absorb 50% of the cost. Francisco promised (in writing) to settle this "on the side". He told me he had serious financial problems and to give him a few days. After a week I contacted him and he threatened me with legal action and coercion, when he himself offered to settle this with me. This is a review of facts, which I have everything in writing with appropriate dates and in no way expecting anything from him. I simply do not want anyone else to have the same experience with a dishonest, lying realtor. I am also sending a copy of his conduct to the DBPR for review.
