    When reviewing alternatives, there was a lot of confusion between online companies and working with a local representative. After attending Dan's seminar and hearing the challenges from others working directly with a remote company, it became clear that a local representative that provided multiple options would be a best choice. Dan Kapellen was very knowledgeable and helpful in guiding us through the complete process. He did an excellent job of answering all of our questions through this project. We would highly recommend Dan Kapellen.

    In August of 2023 we worked with Dan Kapellen and Pacific Lending Group to secure a conventional 30-year mortgage for our new home in the Villages. We were extremely frustrated and dissatisfied with the experience. We chose to work with Dan because he told us that we would be working with a local lender that understood the Villages and would be able to give us better service and terms as a result. This was a gross misrepresentation. While Dan does reside in the Villages, Pacific Lending Group is based in Los Angeles California. All the decisions and loan processing work was done in California. In our experience we did not observe that Dan had any influence over decisions or processes regarding our loan. In our experience Dans poor communication and mistakes made for much unnecessary stress. There are many examples I could mention here, but Ill keep it to two instances that we found to be particularly egregious. When Dan locked in our interest rate, he incorrectly set the expiration on the lock to expire several days before our purchase closing date. This forced us to pay an additional fee to extend the lock to our actual closing date. An apology or an offer to mitigate the cost of his mistake were never offered. A second significant mistake was that Dan misquoted our final cost to close amount that would be due and payable at closing. We did not think the quoted amount was correct and asked several times for confirmation. We were told that the initial amount was correct until two days before closing when Dan finally discovered and recognized his mistake. This resulted in an extremely stressful couple of days scrambling to move money between several financial institutions in order to secure the correct amount that would be needed at closing. Our final surprise was that Pacific Lending Group would not actually be our lender. It is common industry practice for lenders to sell loans to other lenders, but this usually happens after some period of time after the loan is initiated. Pacific Lending Group sold our loan before our closing even occurred and this was disclosed to us only shortly before the actual closing was to take place. Based on our experience we would not recommend Dan Kapellen or Pacific Lending Group to anyone. Update- My reply to Dan's response to my review. I find the suggestion of a "flawless closing" to be quite comical given the paperwork provided by your company at closing was incorrect and we wound up wasting hours sitting in the closing office waiting for documents to be corrected in California and resent before we could close. Your error on the date with the rate lock nearly cost us thousands of dollars, so I wouldn't pat yourself on the back too hard because the error got corrected at our expense before we got burned. Yes, I will remain frustrated. I've said everything I need to.

Dan was a pleasure to work with from start to finish. When we first contacted Dan we werent entirely sure that we really wanted to purchase a new home. Dan worked closely with us in obtaining a mortgage pre approval agreement so we would be ready to go if and when we made the decision to buy. Once we did (approximately a year later) Dan worked closely with us to update our information and apply for the mortgage. It had been years since my wife and I had done anything like this and we had numerous concerns and questions. Dan was very knowledgeable and extremely patient in guiding us through the process. He was always available when we needed him and was right there with us at the closing to assure a smooth conclusion. Jeff, If you had complied with what was requested, your closing would have been flawless. There are rules and regulations that must be complied with whether you agree with them or not. In addition, your wife's undisclosed mortgage was a surprise hurdle that took much time and effort by both of us to surmount. In the end, I saved you Thousands of dollars over the life of your mortgage with a significantly lower interest rate. Sorry that you are frustrated.
