    Shelley and her team have been managing my property for over a decade and just recently arranged the repairs and improvements to sell my property. They have always responded promptly and efficiently to address any issues that occurred over the years. These issues included getting a deadbeat renter out when they took over management of my property, taking care of getting new long term tenants when needed, repairs at the best prices and handled any issues with the HOA that came up. Now, one year later, I can say from my experience that they have consistently met or exceeded all my expectations. Elliott has attentively, actively, and conscientiously worked hand in hand with me to secure an excellent and qualified tenant and to consistently maintain my property down to the detail, all from 1350 miles away! Every time I call, Elliott is there to patiently answer my questions; address my concerns; and, when needed, to take effective and decisive action on my behalf. Without a doubt, I could never have so successfully navigated this long-distance landlord-tenant relationship without the expertise and professional services rendered to me by Elliott and Shelley. Placing my rental property in the capable, experienced hands of the team at Rental Guys Property Management was indeed the best decision I could have made.     Our move-out experience with Rental Guys Property Management has been a source of frustration and disappointment, prompting us to take legal action if this final attempt is not taken seriously. During our 2.5-year lease, we had no contact with the owner, leaving Rental Guys Property Management company to be our sole point of contact throughout the lease. During the time of move-out, approximately 3 months ago, we, as tenants, followed the move-out checklist to a T, which included hiring a professional cleaning company for our apartment move-out. Moreover, we hired a steam cleaning company to steam clean the carpets, underscoring our commitment to meeting our part of the lease agreement. Interestingly, we had to leave the premises because the owner wanted to sell the property. To our surprise, the owner is withholding 80% of our security deposit. Rental Guys Property Management chose to send us an e-mail attempting to justify their claims even though [Rental Guys] are not involved in this dispute. After reviewing the receipts and invoices, we found that we have wall damage because paint has a lifespan of 5 to 7 years in a rental property. No Florida Statute can justify the abovementioned remark. Moreover, they charged us for bent window slats, replacing the blinds on the back patio door and bedroom. Ill let the reader of this review do the math: charging us to repaint the walls of the condo and replace the blinds to allow the owner to sell their property. What is the result? Keeping 80% of our security deposit. For clarity, there were no holes and no anchors in the wall simply scuff marks, many of which were in the hall closet. Pursuant to Florida statute, we contacted the property owner to address the dispute. The owner refers us to the property management company. The property management company is saying that they are not involved which is leading to no resolution. This marks our final effort to request compliance with the law from Rental Guys and the return of our funds. It is crucial to note that Rental Guys Property Management is the licensed professional hired by the homeowner. Referring us back to the owner is an evasion of responsibility. In this final attempt for resolution, we are requesting the involvement of the Broker at Rental Guys; failure to do so will leave us no alternative but to proceed with legal action.

Hi Patrick, We did not hold your Security Deposit. Per the lease, it was given to and held by the owner of the home you rented, not Rental Guys. At the end of your lease the owner has the right to sell their property and not renew your lease.You are not charged a % of security deposit but the actual amount that had to be paid to repair the damages and given the receipt that the vendor charged the owner to repair or replace. You will see you were not charged for all items on the invoice, only damages per your lease.The owner had to pay to replace several bent blinds as you stated and you were given a copy of the actual invoice and only charged the amount the owner had to pay to replace them. The house had fresh paint at your move in and there were documented marks on several walls that had to be painted. You were not charged for the full paint charged to the owner, but only a pro-rated amount to give you the lowest charge against your security deposit. Again, I am sorry you are unhappy with having to pay to replace the blinds that you damaged and to paint the walls that had marks on them.
