The reef is a beautiful apartment complex, and has so many amazing amenities. My roommate and I were so lucky to have caught an apartment early before they all got filled! John and Taylor from the office were so helpful and informative. They treated us as if we were family and helped us step by step in the application process.

The property is beautiful, and offers so many amenities! We were greeted by a very welcoming and attentive staff. I enjoyed working with John, who helped meet all of my requests in a respectful manner!

This is my 7th apartment I have lived in. I moved here from Texas and I can safely say, 12 months in I hate this place. Complete corporate owned and no one to reach during emergencies. My husband has been attacked by a dog and nothing was done by the building. I have stepped in dog poop directly outside my unit door and its left there for days before maintenance cleans it up. No great safety features that they advertise. No gate. No lock code. Nothing. Keys break in doors all the time and the doors are left open for days. This place is located close to Hanna so great if you surf. But the location SUCKS. Nothing is close, everything is 15minutes down the road, not including the ten minutes you sit waiting at the light that sits at the exit of the building. I would recommend renting a townhome or condo closer to the town center / beach center. This is hillbilly homeless central of the beaches. No kidding. They are alligators in the back pond, and I have seen snakes in the bushes in the front parking lot on several occasions. Living in the hood in Dallas, I felt more safe walking around at night than here. Oh, by the way. :) Keep in mind the rent you sign more, add about $300 more on top of for the undisclosed amenity fees, cleaning fees (HA), energy, whatever else fees. I signed a lease for $1565, and pay $1795 monthly. When I complained to the office, they pointed it out in the contract that I am liable for amenity fees accrued. Silly me for not reading the fine print of the undisclosed amount. Or seeing in the 32 page contract that they are $10 here $45 there $65 there all for additional amenities. This place is ridiculous. Do. Not. Rent here. If money isnt an issue or youre never home, sure.. try it out. But if youre a homebody and living the 2024 economy budget Keep walking.

The nicest experience you will get at The Reef is with the leasing team, they've turned over several teammembers in 6 months, but, all of them have been extrodinarily friendly and helpful in getting through the lease. Thus ends the positive point of this review. The units of this apartment complex are not "luxury" apartments as advertised. They are nice apartments, and the complex has upgraded amenities, when available. The tenant attrition rate is high because folks don't find the luxury for the price and management has struggled to enforce the luxury living accommodation agreement. The complex is still under construction as of March 2024, although that's trailing down, and units are being leased near the construction and problems exist throughout the complex. The maintenance staff are both excellent and friendly, they see almost every tenant monthly the first several weeks of moving in and routinely as things break. Community management has turned over a lot in 18 months meaning there are bigger problems. Each community manager has presented a professionally positive plan and approach when greeting the tenants. Each community manager expresses their commitment to make things better, but so far they've not been able to complete the work due to their turnover. The luxury in their accommodation is really the clubhouse and access to the pool, gym and other "amenities", amenities that are not managed, so not luxury in the apartments. Luxury is not simply having a granite countertop, a range, microwave or refrigerator, it's a functioning secure private space, which this complex struggles to provide. The spaces in the apartments are not consistent and can include a 100-200 sqft smaller variance from one unit to another in the exact same model and floorplan, meaning the floor plans are estimates not actual sizes. The ceilings are tall, the rooms, doorways and elevators are small for the space available. The spaces have been diminished by poor interior design and not following blueprints during construction. There are two elevators on either end of a building 300 yards long, and no freight elevators, so heavy move in and out traffic is constant. There is minimal if any insulation between walls and floors allowing sound to travel from apartment to apartment, above, below and side to side. I could write about more things but this is enough to be warned. Be prepared to live smaller than you might have planned for a higher price if you're going to lease at this complex. The latest update, Jan 2024, is new management has arrived and is in progress of completing plans previously stalled. Given the complex is going through growing pains I am hopeful it will improve. We're not moving out because other than the nuisance of office staff turnover and management giving inconsistent and often irrational responses to the issues mentioned we like the place. The latest turn of events now in march of 2024, is the introduction of electronic fobs for exterior door locks. First they tell everyone via email that ammenities will no longer be available before 7 am or after 7pm until fobs are distributed by the 29th. Not all fobs were ordered and so we did not get one by the 29th. Today, on Saturday, easter weekend, they've changed the amenity use to office hours only. Office hours they've broadcast to be limited because of the easter holiday. A contradiction of their own email and further limiting access to amenities that are included in our rent. So unless you can access the amenities during their chosen hours, you don't get to use them. A huge departure from the prior year and management has no response. Immaturity in not ordering fobs for all units is simply bad decision making and a reflection on the management team. This is the one consistent factor living at the reef includes. If we didnt find the convenience of these apartments acceptable and the proximity to service our needs I would always suggest somewhere that is more mature in their operations.
