I recently just moved here. I like their renovation they did. The apartment is nice and the application and move in process, was easy.

For my review it will be based on the time I was there from March 2021 to February 2023 after finally receiving my refund deposit a few months back in October 2023. I lived in APT 1207 right by the leasing office. Pros: This location provides a great variety of nearby food and shopping locations such as the Highlands Square Shopping center and River City Marketplace. The Jacksonville International Airport is about 10 minutes away depending on traffic, the community is gated , there is a small pool directly behind the leasing office, there is a playground for children, a tennis court, Valet Trash Pickups , there are laundry services available for residents to use, and a variety of nearby schools for children to attend to. Cons: Within a few months of moving in I experienced dealing with roaches coming from the upstairs unit above me - as well as roaches coming into my unit through the sink, bath tub, and the air vents due to the tenants above me were very filthy. (So please be aware if you have a bottom unit) -- In the spring/summer time the mosquitoes will eat you alive since the property has a lot of trees and is surrounded by water. I also experienced nats coming through my window if left open for periods at a time and even small lizards made entry but they were no harm. As stated above since the complex provided Valet Trash pick up services everyone would leave their trash bags on the ground outside of their units causing stray cats to tear into the bags to find food causing trash/litter to be left on the ground from time to time. At times the pool area was closed down due to it not being cleaned in a timely manner during the summer months. I briefly experienced random squatters in the unit above me after my previous neighbors moved out and the squatters almost flooded my unit when someone decided to run the bath water and did not turn it off. ( Again please be aware if you decide to rent or lease a bottom unit.) With the community being gated there were long periods of time when the gates were down and the property management left the gates open for anyone to enter and when the gates were in use many of the residents did not have gate cards or codes so they would enter through the exit - as a result many of random people having access to the neighborhood some of my neighbors experienced car break-ins. I was lucky enough to not go through that but my co-renter did twice. Lastly during hurricane season if you can try your best to not park by any trees - I had my windshield cracked from flying debris -- As far as the property management I started with Lincoln Property Management and the staff was very nice and helpful - I ended services with Saar management - they were nice and helpful as well during my brief interactions with the staff members at that time - After I moved out me and my Co-Renter had issues with getting our refund deposit back and after about 7-8 months after move out we were finally was able to receive payment - At times the staff DOES NOT answer their phones even when staff is present in the office. Lastly after Saar Management acquired the property they back charged me and many other tenants for water, sewer, and the other on-site utilities after about 3 months of not asking for residents for payment during their acquisition process of the property which was very unfair at the time. Since my move out Saar Management made a lot of upgrades to the property and certain units. Overall my experience there was about a 2.5-3 out of 5 star experience - It was not bad but could have been better for the price of rent and the non-availability of certain on-site amenities due to repairs needed at the time. Nevertheless I did enjoy the memories I had while living there and good luck to anyone who decides to move there in the future!
