I have used Mitch's appraisal services for over 10 years. I am a realtor and often need advise for my clients on what to buy or sell for. Mitch always goes by the law and does the right thing. An appraiser is held to a very high standard of responsible and must apply the Florida statues of appraisal law for every assignment. Unverifiable, inaccurate data is not acceptable and not legal. I find the practice of BPO's done by non responsible realtors are inflating values whereas a real certified appraiser has guidelines and rules to be held liable for. That is why I trust the honest work that Mitch does in his appraisal practice and I highly recommend him.

please excuse the 5 stars review but your attention was needed. The negative review posted by CubTom, a customer who did not like the valuation of a property I appraised for him for estate purposes. It should be noted that this person seems to enjoy giving businesses bad reviews. In this type report I can not use any sales after the effective date of the report which is the day of valuation. in an estate appraisal this is the day the person passed away. He was asking why I didn't use sales 3 months after the effective date. That is illegal for a retrospective report. I couldn't use those sales as they were invalid for the purposes of his appraisal and they were after the effective date of the report. He then complained when I stopped him from continuing when his initial argument was invalid. He started to tell me about the 'superior' location of his unit compared to the ones in the report, yet sales within the complex could be not be proven to have a bias toward any view. I support my report with data, not feelings. A typical appraisal has 3 closed sales. if it's a report that has a current effective date it would include active listings, due to the manner MLS works, this data is not available for retrospective reports like the one in question. His complaint about the date of the sales had no bearing on the report as the sales used were the most recent in the complex going back 12 months from the effective date. I'm an state certified residential real estate appraiser with over 15 years experience, and am also an expert witness having testified in circuit court. I have both state and federal rules to follow and when a customer asks me to violate any laws or for that matter, violate any appraisal standards, I adamantly refuse. This customer was irate that I would not consider sales that would make the report he requested invalid and would possibly open me to state sanctions for violating appraisal standards. He would not listen to me when I told him his premise was not legal. After he threated to report me to the state and write a bad review, I terminated the call with him as I will not produce a misleading report for anyone. The majority of my customers are mortgage lenders who pay monthly. As far as how I request payment from private clients, I take Paypal, a check or cash. A check can be mailed and cash can be picked up when I arrive to do the inspection. This customer volunteered to drop off the check at my house. As I've had a different client stop payment on a check for a valuation he didn't like, it is standard appraisal practice to cash the check before I submit the report.
