Building a house during the Covid years was not easy, but Frank Gazioch and Capital City Homes got it done virtually on budget. To be precise, we did go about two percent over budget, but that was after we added some serious upgrades, like a natural gas powered emergency generator and a fancier glass front door. The Covid years saw supply and labor shortages along with the resulting delays and inflation. Yet Frank kept us close to budget. Building a house is a complex undertaking. Frank knows his subcontractors and demands the best from them. He fired one when he tried to pull a last minute major price increase. When the subs made mistakes, he made them fix them. On the other hand, if a subcontractor finished unexpectedly below budget, the entire savings accrued to our benefit. All of this speaks to Franks unwavering honesty. Other builders might have uncritically passed the price increases on to us, have taken a share of unexpected price decreases for themselves, and have hidden subcontractor defects from us. It is just human nature. As a project partner, Frank was always accessible. For example, when we first tried to contact him, he was on a ski vacation. He took our call while on the ski lift. Frank was resourceful. When we had to revise our original house plans due to Covid price increases, we could not get an architect to help us for months. Frank learned how to do the architectural drawings on his own software and gave the results to an architect to polish for formal approval, all of which saved us both time and money. In the end, we are quite happy with our new house, which Frank built during the most difficult of times. And we received the additional bonus of developing a new, and close, friend in Frank Gazioch. I was looking to move into the Tallahassee area from another part of Florida. Not knowing the area, I spent many months researching different communities and home builders. After looking at many different communities spread around Tallahassee, I was able to find a subdivision that met all my requirements. This subdivision had approximately eight different builders offering semi-custom homes on different lots throughout the community. This gave me an opportunity to see many reputable builders and their different offerings in one area. After talking with several builders, my real estate agent and I were able to negotiate a contract for a new home with Capital City Homes. They were able to put together a very competitive package, both on price and amenities, that allowed me to get a quality home within my budget. Frank, the owner of Capital City Homes, was able to walk me through the process of selecting options that both met my budget and would add value to the home. His knowledge of local market and construction trends helped me to make choices that would enhance the home while maintaining its place within the community. Throughout the building process, Frank was instrumental in keeping my real estate agent and myself apprised of the construction progress. His updates were very welcome. He was always available to talk about any concerns that I had. I was able to meet with the construction foreman and met several times during the construction process. The house was ready when I needed to relocate and closed without issue. In the year since I have moved in, the house continues to appreciate in value and has exceeded all expectations. I have not had any issues over the first year and I continue to get complements about the beautiful house that Capital City Homes constructed. I would not hesitate to recommend Capital City homes to anyone.
