Ed was excellent and beyond professional. Hes super friendly. Gary at the concierge in great also! As a matter of fact! Everyone has been nothing, but the best!

The move-in experience was super easy. Ed and team were helpful and responsive. The apartment was clean and ready, and any maintenance requests were quickly resolved. Highly recommend!

Pros: Beautiful corner unit 1 bdrms with floor to ceiling windows. This is what sold us!
Pool- huge pool with lots of chairs, day beds, hot tub as well.
Cons: Management- I have worked in property management for 10+ years.. This is the absolute coldest, worst management I've ever seen in my life! We actually self-toured the first time we came here which I thought was unique but it worked. Angela was extremely nice after our tour answering all of our questions and thoroughly seemed excited to have us as residents even after we moved in. Sadly Angela left a few weeks after we moved in & then we were stuck dealing with the other leasing staff which were extremely RUDE & short.
They make you feel like everything is an inconvenience & you're always bothering them. Forget them even saying hello when they pass you in a hallway or see you at the gym.
Apartment was disgustingly dirty on our move in day but we had movers there so had no time to sort this issue. Hair everywhere from previous resident, dust, grime all over counters, appliances & refrigerator. I don't think they had cleaned AT ALL.
Concierge was nice- Gary was always very friendly! We had no complaints here.
Elevators are very slow & at all times at least one is always broken.
Water in apartments is literally YELLOW. Apparently this is just a south florida thing?
A/C - breaks almost every other week! Your unit will be extremely warm every day (even with all shades closed) & your electric bill will be $300+ even for a 1 bdrm!
Noise: This was a major issue which we were never given a solution to. Our apartment was a few floors (above!) the gym & we heard loud bangs ALLL DAY every day. Often times 5-6am were the worst.
Also we were located outside the trash chute at the end of the hallway. While we thought this would be convenient it turned into a nightmare hearing the door closing & opening all day every day. Not something we ever had issues with near chutes in other apartments.
What frustrates me most about this building is the lack of them answering the phones. Our move in day was a NIGHTMARE because no one would answer the phone. We didn't know how to move in, what was needed, impossible to communicate efficiently, add a parking, etc.
After moving out we received a bill in the mail for $270 for damages. There were absolutely no damages in our apartment other than some patch/paint that needed to be done. Small 1 holes. This was due to my husband having to remove the mirror we had placed over the electric panel every other week when our AC went out & had to be reset per buildings request. I called to speak to the property manager about this on SEVERAL occasions. She told me she would look into it & get back to me. I should have known she would never call me back. Weeks later we received a letter in the mail from collections for this $270 to plug 1 holes that should be done when turning an apartment??
Very unprofessional but they must be hard up for money trying to fix the buildings issues. (AC in the gym is also always broken & ceiling fans don't work)
This happened to a friend of ours who lived in the building also. They got a bill for over $500 for "damages".
Sad to say but I can't recommend Amaray. I'd say check out Icon or any of the other new buildings in the surrounding area.

We love living at Amaray Las Olas. All amenities are always well maintained. Everything works here. Gary at the front desk goes above and beyond! Always courteous, helpful, friendly, attentive.

I have been living at Amaray Las Olas, and I must say it has been an exceptional experience. From the moment I moved in, I was impressed by the level of professionalism and care exhibited by the building's management team and staff, especially the doorman.
The staff, Gary specifically, is not just a regular staff member but a welcoming presence that adds a sense of security and warmth to the building. Gary greets residents and guests with a friendly smile and is always willing to assist with packages, deliveries, and any inquiries. His attention to detail and dedication to providing excellent service truly stand out.
Overall, I highly recommend the Amaray to anyone looking for a high-quality living experience with exceptional service. From the welcoming staff to the well-maintained facilities, this building has exceeded my expectations.
