We finally moved to our first home and thanks to Jeff it was a new construction. The process was amazing with Jeff Holman by our side he never not answered his phone to any of our concerns and made sure we felt comfortable and secure. The only part of the process that was stressful was with the mortgage but even when that was stressful Jeff would go out of his way to to help us and call the mortgage team to try and sort any issues out. The home quality is good and the prices was great.

My family and I recently bought, and closed on a home in this neighborhood. If you're thinking about doing the same, here are some good things to know. The Pros: I think that the home designs are some of the most attractive of any of the builders in Orlando. Our home and neighborhood look fantastic! The quality of our home so far has been good! You can tell that there are certainly some cheaper options, but that's understandable. Another pro is the pricing. I think many people come to Lennar because they are the cheapest in home price and lending. The Cons: Lennar has a complete lack of organization and obscures soo many details. Even the home price/ lending has little transparency. For anyone wondering how it works, the home price drops, the closer it is to its close date. You'll get better prices in the fall/ winter. If you do lending through Lennar, they will pre-approve you, but not give you a set interest rate. The interest rate per property also fluctuates, depending on how close the property is to closing. Every time you want to inquire about the current home price/ interest rate you have to talk to the sales agent and he/she has to ask a loan officer. If you ask too many times they will start to get snippy with you. Once we signed a purchase agreement, they completely forgot about us. Our close date was pushed back 3 separate times for a total of 3 months being overdue (5 months since purchase agreement). That's not uncommon in the building world. But the frustrating part is that they would tell us DAYS before close that the home wasn't ready. Worse, we had to call THEM! Not once, did our sales rep initiate contact in those 5 months. Make sure that you have a long and flexible current living situation before buying with them, because their completion estimations are not at all accurate or consistent. The worst part, is that the closing cost you pay at the end also isn't fixed! The estimated closing cost they said at signing was about $7k. It ended up being over $11k (a 60% increase). Finally, they have truly awful internal communication. We worked with 6 different representatives from 6 different departments. It was 5 months of contradictory statements and it was so unsettling feeling like nobody knew the full story. We were contacted 3 business days before our closing with a long list finance documents we needed to produce. The DAY OF our closing, our finance rep admitted she missed something and we had to produce another document. Our rental house lease was ending that day, and the close wasn't guaranteed to go through because of this. Then to end the day, once we signed title and officially closed, the closing agent from Lennar didn't get us our front door code until 11:47pm. We had a full uhaul and nowhere to go. Conclusion: If I were to go back, I don't think I'd buy from Lennar. It's a good house at a great price, but I still feel so unsettled. Am I going to see their lack of organization manifest in 2 years when we have major structural problems? I have a 30 year mortgage with a company that can't remember to send documents punctually. Will that come back to bit me? If you're considering Lennar, don't write them off completely, but please do your homework and know that they won't have your back.

My parents recently purchased a home in this neighborhood, and while I've noticed some mixed reviews about others' experiences, it's important to acknowledge the inherent fluctuations in timelines for new construction homes. Our journey with Lennar Mortgage had its challenges, yet I'd like to focus this review on the sales aspect, where we encountered a positive difference. Our representative, Hernesto Torre-Alva from Lennar, was incredibly helpful throughout the process. When we encountered hurdles beyond his scope, he promptly connected us with his manager, Scott Ward, whose intervention proved instrumental in ensuring the successful closing of our home. Despite encountering some unexpected delays, including challenges with Lennar Mortgage, Hernesto and Scott's assistance was invaluable and ultimately enabled my parents to get their home in this beautiful neighborhood. We're sincerely grateful for their support and dedication.
