To all owners-- your tenants may be experiencing a safety risk from the trusted vendor repairs. I have been made aware of the following only after meeting in person with our tenants on 3/19 for the very first time, as their current lease comes to a close: During a dishwasher installation, the vendor who is contracted by this location drilled upwards into the stone countertop ultimately pushing a piece up and out of the slab. Our residents placed a work order notifying the team of this needing attention on 2/8/24. The vendors installing a mounted microwave last year screwed into the interior of the cabin, puncturing it. The screw was left in. This is radiation and a fire hazard, so we were particularly focused on the correct fix. When meeting with the PM team earlier in March, they confirmed that the vendor replaced the microwave panel that was punctured without cost to us as it was a warranty repair. But the residents were eager to show us that the screw was still puncturing the side of the microwave as of 3/19. Then, After following up with the PM on the 2/8 work order on behalf of our residents on 3/20, I am told that the vendor is not available to make either of these repairs but they will try to follow up. They also recommend that I attempt to follow up With the vendor A&J Affordable a maintenance myself. Come on, I'm capable yes, but why? Am I more informed, am I more effective, am I more capable? And am I on the clock?? These folks can be the nicest people but the personal integrity and accountability factors don't seem to be a priority. Between our communication with the PM team and documenting these safety concerns and poor client communication for the consideration of potential clients, my hope is that resolution for my current residents will now be fast and that the team will properly manage and maintain our property during our active PM agreement. I have asked for an audit on any work that the vendor has done in the house. I do not feel that we have received the service and value consistent with our monthly PM fee and the unavoidable exit fee we are responsible for regarding our off boarding on 4/7. Because disbursements are made to the client after internal deductions are made for the PM fee and expenses, we have very little ability to withhold funds in order to ignite action. So I am advocating for the residents both with the team and here. We do plan to remove this frustrated feedback when the PM agreement has been upheld. We believe improvement can happen! If you see this detail still posted, our tenants are currently not taken care of or we were forced to pay for both of the repairs out of pocket.

I have worked with Marshall Reddick on several occasions, and I dont know why. Its almost like I enjoy torture and abuse. The lies, mistakes, are piling up onto the lies and mistakes. They scuffed every one of my closings with them and couldnt manage a bowl of jello. The Cape Coral team is actually pretty good, but their Texas team is a bunch of know it all losers

Because of my particular experience, I do not recommend them to anyone. I'm not one of the people who takes the time to give good or bad opinions but I've had so many things with Marshall Reddick. I moved to one of your rentals in December 2022 with my daughters, the first thing that happened to me is that I received the house not with the best cleaning, receiving the refrigerator with worm larvae and the washing machines full of amounts of dog hair, On top of that, the dryer was broken and when I told them they told me it was my responsibility. When I went to City Hall for the water contract, it was not possible to do so because they required the name of the owner and not the company, everything stayed there and the months passed and until July 2022 they charged me for that single month of water in the same portal where I paid my rent. Later in September they charged me all the previous months for water at once, without prior notice. I knew this because I received an SMS saying that I had a payment due, so I had to pay a little more than $600.00. In October I announced that I would not renew my contract and despite this I had to go to City Hall again for the water contract after they had fixed all the errors that previously did not allow me to make said contract. A few days later I see some people in the yard of the house and when I ask them, the house was going to be painted. Painting that was given on a weekend, days that are supposed to be days of rest. The people at the painting company told me that they would need to use my water, and that I should agree with the owner and so I did, but this was to no avail, Marshall Reddick said that they would give me an answer and I am still waiting. December 29, I went to their office and handed over the keys. I sat waiting for someone for about 25 or 30 minutes. Now 4 days ago I received the notification of how much my refund would be, which completed my dissatisfaction with them. They deducted a little more than $400.00 between cleaning and fumigation, when the house was in perfect condition in terms of cleanliness and insects, the same as when I moved there. It should be noted that several things were replaced because they were in poor condition, such as a ceiling lamp, the bathroom lamp and the thermostat, things that were left there when I left. I wrote to them letting them know my opinion on this and as usual I still have no answer .

BEWARE! This management team is a JOKE! We have had nothing but major issues with the house we rented in May of 2023. No one answers the phone, they barely respond to emails but are perfectly happy to take our rent money every month. We were blatantly lied to about the condition of this house and have only managed to get a couple of issues resolved. I'm thinking its time to file a complaint with the BBB or start and escrow and withhold our rent payments until they pay attention to us.

Here to warn any potential renters that Marshall Reddick Real Estate FL is a joke of a property management company. Its been a month since weve gotten our lawn mowed (this is the 3rd month in a row that I had to reach out to them concerning this issue) and when I finally got ahold of someone they said that theyre in the process of finding a new lawn company. So basically cant tell me when anyone will be by to mow. The grass is up to my knees! Its in my lease that the lawn care is taken care of by them, but they obviously dont care. I told them I would find a lawn company to come and mow it, and take the amount off my rent and was told I cant do that. Ive also gone a year without a lanai ceiling, that was damaged during Ian, which I was promised, before resigning my lease, that it would be fixed. 6 months left in my lease and I will NEVER rent another property that has their company name attached to it!
