I'm moving out of Alder square after one year. It has been the worst living accomodations I've experienced as an adult. The onsite laundry is terrible, broken, and expensive. The leasing office team is based elsewhere and resents managing Alder square. They were affordable but now they've just lifted prices to market rates, and there's really no justification for it. Parking is tight. Building quality is low. I'd honestly say if it's between Alder and somewhere else, don't consider Alder unless it's $300 cheaper or more than what you're looking at. It has that level of an economic impact on your life. Oh and you're in the flood path,

When my husband and I started renting here, its was nice. Then Kami took over and it went down hill. We put in work orders and couple of them took over a month to come and fix. One never got fixed. Then I would email in regards of some concerns and would never get back to me. We would have conversations and would say one thing then go back and say another. She was just rude. The maintenance people wouldnt receive work order from the office that I would email in due to the portal not working at times. Last conversation we had with Kami, she gave me attitude and didnt care. If she ever was associated with any renting company, I wouldnt rent or be tenant of her. First experience of renting and it was beyond horrible.

Michaela and Jose deserve immense praise for their exceptional work ethic and dedication. Despite being overloaded with responsibilities, they consistently make themselves available to assist whenever needed. If they were given more control over the property, it would undoubtedly receive a 5-star rating. Regrettably, the low 1-star rating primarily stems from the property manager, Kami, who holds a pivotal role. Kami consistently fails to answer phone calls and rarely responds to emails, if at all. Timely and satisfactory resolutions to concerns are a rarity, even after multiple attempts to reach her. The level of condescension and negligence exhibited by Kami makes it incredibly challenging to collaborate effectively. Despite our hopes for improvement throughout our three leases with this property management company, our expectations have been disappointed. If you happen to encounter Kami when inquiring about a new place to live, it is advisable to promptly end the call. It is our sincerest wish that, by the time you read this, Kami is no longer associated with the company.

Marla is awesome, I have worked with her as a resident on two of the ConAm properties, that I've resided in so far. Alex and Francisco, the maintenance guys, (and while Frabrice is gone) are excellent too! All are very nice to work with and understanding if issues arise. The town homes are spacious for my needs (with an adult room mate and a few furry kids), and I love that there is a back patio area where some gardening can be done, or just a place to chill out. Currently the rent in these rentals is not too bad. These are older buildings, so naturally some creaks and living usage can be seen; and some up keep along the way is needed, but over all a nice place to live. The only time I really hear my neighbors is with base music, or if we're outside in our patio areas at the same time :o) . Which is a big plus for me when living in a rental community. If I could make a wish list: I do think some improvements like new or repairing fencing could be done, maybe a pipe clear out every once in a while. Along with, wish there was central air in the town homes, as the upstairs areas that can get quite hot in the summer; however on that note, there is a provided AC in the kitchen area , and One can always buy a window unit or portable AC. The last wish is the water was not to be so hard, but is livable. However, with all those wish list things, it is completely understand those are big projects for any rental unit or home; and costs that are associated with them all. Over all a nice place to live, and Marla and the ConAm team are nice to work with.
