Terrible property management company. For the record, I'm not a Karen, I take care of my living spaces, I pay rent on time, and I certainly don't take the time to write reviews like this unless I think it is solely for the benefit of someone else who might fall into the same trap.
1. The listing said that washer and dryer were included - they were not.
2. The listing said it included two full baths. One of the showers was completely unusable due to the drain pipe sticking up about 1/2 inch above the floor of the shower, which means the water couldn't drain properly. The toilet in the other bathroom already had a broken toilet seat by the time we moved in.
3. The dishwasher was probably about 20-30 years old, the wheels were coming off, it was barely functional. Asked for them to come take a look at it and someone did and she said she'd let 365 know what the issues were and give them the quote for repairs. 365 marked it as completed and never finished having it repaired.
4. Similar situation with the refrigerator - it was about 20-30 years old and would leak from the inside of the refrigerator all over the floor. 365 had a guy come out to take a look and he said he'd send 365 a quote. Again, no repairs were ever made and they marked it as completed.
5. There were so many holes/bolts/anchors in the walls from previous tenants that had never been fixed. Walls had scuffs everywhere. New carpet was put in but it wasn't even vacuumed prior to move in so there were carpet fibers everywhere.
6. I'm almost certain nobody cleaned after the last tenants prior to us moving in as all of the floors had some weird black grime on them and it just wasn't very clean in general.
7. We bought a house and in order to get out of the lease, you have to KEEP PAYING FULL RENT in addition to paying a "relisting fee" of $500 until they get it rented out to the next tenants, so this meant we were paying full rent (plus pet rent on a pet who didn't even live there anymore) on a place we didn't even have access to in addition to our new mortgage. I get having to pay to break the lease, but we spent 5 months of rent (roughly $10,000) for a place we didn't even have the keys to. That's so slimy for a company to do to people trying to get out of renting once and for all, shame on you 365.
8. The move out "cleaning fee" included over $700 in charges and that wasn't even taken out of our security deposit as is the norm with most rentals - we had to pay it out of pocket. So I expect my full deposit to be returned.
Awful property management. Investors - I highly recommend staying away from this company because they'll probably get you in trouble at some point. Potential renters - go with literally anyone else. These people are slum lords.
