    The absolute WORST place to rent in Fort Collins. They are scammers. I have images from moving out of my apartment, it was completely 100% clean. After moving out I received a $380 "cleaning fee" even though the person who took the keys said It looks amazing and we should get our entire security deposit back. NEVER EVER rent here!!!!!!

    I lived here for over 4 years and moved in right after the building was taken over by Sami apartments. The first few years were relatively okay with few complaints. The units are definitely outdated and could use some remodeling. I recently moved out due to the price increase, these units are absolutely not worth the price. The management here is awful. This past winter my heating went out and I had to go weeks without heating, including during the bouts of -20 weather that we had. All that they gave me were a couple of space heaters to heat a 2 bedroom apartment. I also spent the past year dealing with domestically violent neighbors upstairs that fought 24/7. Multiple police reports, witnesses (including from maintenance) documented this but management did nothing. The beginning of this summer I also had no a/c and my unit easily reached 90 on a sunny day. It took months before this was fixed. When I moved out the manager, Brad, overbooked and did not meet me for my walk through. He ignored my messages to reschedule and was incredibly unprofessional. I was charged a $330 cleaning fee and a $45 trash fee. I have photographic evidence of my unit when I moved out and it was spotless. I also took all of my trash straight to the dump when I moved out because the dumpsters were full (the dumpsters are always full) and was still charged an extra $45 trash fee. Needless to say, this place scams university students and do not expect to receive your security deposit back if you choose to rent here.

    Summary at the end. Keep in mind this isn't a long rant on one occasion. I do look at some positives as well. I know management has responded below stating that emails were returned in good time, but the problem is that the general manager would straight up not show up to appointments for walk throughs, key hand off, or almost anything that came up. It was like pulling teeth to get actual responses to emails. Like wed send an email with a question and get something entirely unrelated. Like dont bother. Go elsewhere. I wouldn't give this place zero stars, but anything more than one is an overstatement. I had many unresolved maintenance issues. Billing issues where I was overcharged or not able to pay because it wasn't on my account and then was charged late fees (emailed and resolved but took MONTHS). I appreciate Nidia, the general manager (that I am aware of), but unfortunately she takes forever (weeks-months) to respond to any form of communication. On one occasion, a concern brought up in March was not resolved until the following November. If you want receipts, Im happy to provide receipts. Additionally, we had a walk through scheduled for the end of our lease where the property was supposed to be evaluated for security deposit purposes and key return, and Nidia didnt show up. Again, if you want receipts, happy to provide them. My Roomate had to return keys because it was the end of the lease and had no repose from management for the entire week on where to return keys, she had finals and things to get to, but had to spend the morning trying to get a hold of anyone just to return keys. This was supposed to happen during a walk-through, but again, Nidia didnt show, so it impacted finals and travels home. Happy to forward emails to anyone who may need them. I often had to involve other adults that she seemed to view as more valid. Whenever I brought up concerns, they were not answered until I brought in other more established adults like parents (as a college student, this really shouldnt be needed, but it always seems to get a response within a few days). I lived there for one and a half years during the school year under the current management. During that entire time I had a washer that didn't drain so clothing would just sit in water. I had a water sprayer in the sink that constantly fell apart. And I had a leaking fridge that was never fixed. There were other problems like completely stained floors, random cleaning fees, holes in walls that were never fixed...I don't know what more to say. On the plus and more positive side, whilst I was there, the price was not as much as places down the street and management when serious housemate problems arose, they worked to accommodate all parties. Wow...That's long. All in all, I would not rent here again, and unless you are a complete hermit and don't want to talk to anyone because no one will ever respond to concerns or you're a party monster and don't want management to listen to serious concerns others bring up on you, this place isn't for you. (ignore my dumb toes in the pictures)

Hello Avrial, we are sorry to hear that your experience with us did not live up to our high standards that we hold for our management team. We did have problems with the management during your lease and had to change management twice during your time with us. Nidia took over towards the end of your lease with us and is the current manager. Our records indicate emailed responses with Nidia were sent in a timely manner. We do try to make sure we give our tenants accurate information the first time around to avoid confusion, so some responses can take longer if we have to communicate with our lawyer, accounting, or the owner.All of our units are professionally cleaned and maintained, in between tenants. We set high standards for our maintenance team and any independent contractors hired to clean, or do work in units, to make the move-in process as seamless as possible. We are sorry to hear that under previous management those standards were not maintained, and we have taken the necessary steps to make sure our standards are met presently.
