Alpine Park is seriously over-stepping its legal and ethical authority with highly questionable practices that a civil attorney needs to address with a potential class-action lawsuit.Their latest antic: pressuring tenants to patronize their property insurance carrier aka partner, telling tenants in effect how to spend their own money; they pull the same stunt by requiring property insurance as part of their oppressive, 50-page compulsory-minded lease. They threaten further, by letter no less, to inflict a compulsory non-compliance monthly fee of $50, without benefit of a new or amended lease provision, for any tenant discovered without property insurance.Such is an obnoxious clause, which is legally unenforceable. It's an attempt to force tenants to accept and purchase their property insurance carrier service.Doubtless, the apartment management shares the proceeds somehow. It's likewise, probably, yet another attempt by these shysters to obtain the credit card details of as many tenants as possible. As has been proven, however, this management is completely irresponsible about protecting the security of tenant information, having already had its office burglarized and its computer systems hacked more than once.TENANTS BEWARE!!!!

DO NOT LEASE HERE!! Would rate zero stars if possible. The property management group, Hall Equities Group owns and runs this apartment complex and has an extremely high turn over of its property manager role, each being more incompetent than the last. The lack of attention given to residents and the complex as a whole is genuinely baffling considering that rent is quite high for outdated facilities (built in 1991). At the time of move out (Feb 2021), we paid $2230 (including an additional $80 for a second parking spot) for a one bedroom and one bath apartment PLUS (and here is where they get ya) an additional $150 a month for water, sewage, garbage and water heating through a third party vendor, Conservice. This fee fluctuates month to month based on the occupancy of the apartment complex and increased from ~$105 to $155 a month (when we left) due to vacancies in the building. Though they claim that residents are charged based on usage, there was never any evidence to back that up when prompted and for an appt w/two residents and there are full families (4 or more people) living in the complex. For these types of rates, you would expect to feel safe, secure and at the very least, heard, when issues arose right? WRONG. As a tenant from 2017-2020, Alpine Park's decline was steady throughout the years and security became an utmost concern. The location is truly the highlight of the complex as its easy walking distance to downtown and has direct access to Alma Park. During the course of 2020, the turnover rate of property managers here was at an all time high (four managers plus a few temps over ONE YEAR) and when we were all stuck in our homes, there was an alarming rate of break ins and security concerns that were never addressed properly. Please see date stamped instances below. 12/25/20: Leasing office break in 12/5/20: Package and mail theft 11/7/20: Mailbox theft 7/17/20: Front door lock broken 5/01/20: Mail theft 4/1/20: Mail theft and vandalizing 1/1/20: Car stolen out of garage - with no explanation as to HOW and residents were not notified until Jan 5th The icing on the cake was that Christmas Day break in, as we were all alerted that our sensitive, financial leasing information was potentially compromised. As a result, we were asked to bring in our common area keys as the keys to all outside doors and surrounding the property would be changed. It later came out that the leasing office was not locked properly by management which resulted in a break in. Of course, management never came out and admitted that fault, however, when pressed over the method of forced entry by tenants, there was never an answer given. Lack of proper notification and open communication is a major pain point from Alpine Park management. Thankfully, there is a very tight knit community here that kept each other informed of building happenings and often times would share the news of the break ins and vandalism DAYS and hours before management would reach out. When a car was literally stolen out of the "secure", underground garage, Alpine did not notify us until 4 days later. This place is a joke and everyone deserves to feel safe and comfortable in their home!

When a car was literally stolen out of the "secure", underground garage, Alpine did not notify us until 4 days later. There were quite a few instances where the power went out in the whole building and the spare generator located in the back of the building by the pool would start smoking amongst an abundance of leaves and management was unreachable - even while living in the building and the cops would be called. An officer told a few of us on more than one occasion that he would not park his car in the underground garage as management had no backup plan to open the electric gates in case of a power outage and unfortunately, that was true and experienced by many during power outages during fire season. When pressed about this, management said "In case of emergencies like this, call 911". Because you know, in emergencies the WC PD have nothing to do but come free us from our underground garage right? In addition to the plethora of security and management issues outlined above, apartment and building maintenance at Alpine is truly a joke. The exterior is in major need of a face lift and the last apartment updates were done in 2019 when the balconies were rotting away and needed to be replaced. Outside, the building is in desperate need of a pressure wash, new paint and landscaping and inside, the hallways are dark, dingy and smell of dog pee and the two building elevators show maintenance certificates from years and years ago. Elevator 2 was out of commission for 6+ weeks between Aug 2020 - Sept 2020 and on Sept 30 Elevator 1 joined it and both elevators were completely out of commission for a 24 hour time span. When COVID hit and tenants were expressing concerns over the common areas, management claimed to have ordered an abundance of sanitizer to create sanitization stations but ultimately ended up just moving wet wipes from the gym to to the lobby. Which were dried out. This place is a joke and everyone deserves to feel safe and comfortable in their home!
