We would like to express our gratitude to Jan Bishel for the wonderful job of selling my dad's house in two weeks prior to the Christmas season. We appreciated Jan's professional demeanor, personable approach, and her practical knowledge of the real estate market. She guided us through the selling process starting with helpful recommendations from house repairs, upgrades, and staging ideas to optimize the selling price. Several offers were presented with sound advice allowing my dad to select the most promising one. Her attention to details made the process extremely manageable. Back in March of 2020, I got into a contract to buy a business from Biren Patel, DRE number 01856933, who is a real estate agent with PMZ brokerage. Biren refused going through escrow claiming it was time consuming and that he was in a rush to transfer the business to the new owner since he has so much on his plate. He promised to transfer the business to me after my check is cleared. In addition, since he is a real estate agent, he convinced me that there is no need for us to go through escrow because he knows how to handle the paperwork himself. However, after my check was deposited in his business account and got cleared, Biren totally disappeared and stopped answering my phone calls and texts messages. I was forced to drive multiple times from San Diego to Turlock to get a hold of him at his residence address. At the end, he never cooperated with me on transferring the business under my name. Therefore, I was left with no other choice but to file a police complaint agaist him with the Turlock police department as well taking him to court. Also, I let his broker/boss Roddy Bashir know about the incident. First, he ignored my calls and complaints, but after he heard from my attorney, he finally called me saying he cannot do anything and that the matter is between Mr. Patel and I. However, he said will compel him to act according to his license agreement with the broker. ( I have a feeling the broker is just as much involved as he did not seem much concerned when sufficient proof was given to him. Especially that Biren Patel is still employed by the brokerage. As an employer I would be concerned as my business reputation could be ruined). I do not recommend PMZ brokerage or Biren Patel to anyone. Do yourself a favor and stay away from them because there is no business ethics in the company.
