    Rent is sky high yet the quality of service is not. The experience with Nine88 started great but has gone a downhill in the past 4 months. There might be some changes in the management team and I dont recommend living here anymore. 1. Lack of respect and clear communication from the leasing team. They have implemented many changes without proper notification. To make it worse, they have never apologized for any inconvenience. They recently changed how they charge for sewer but didnt make any announcement until the utility bill hits. The sewer charge has increased more than $100. Id expect more advanced notification and details explanation for changes like this. Moreover, their online payment system has stopped working. They request everyone to provide check without any estimate of when the new system will be back to work. They also didnt apologize for any inconvenience theyve put on their tenants. 2. Maintenance service has been chaotic. Ive submitted 4 maintenance requests in the past 3 months. And I need to follow up on 3 of them to get things fixed. One of them has been marked as completed in the system but no one has worked on them. The maintenance people are good but there are some lack of communication between maintenance people and leasing office. 3. There is almost no communication when public equipments stop working. One of the main elevators stopped working earlier this year. No one has put any notice on the elevator to notify tenants. Not mention any email communications regarding when it will be repaired. It almost feels no one cares/knows. They eventually sent out an elevator under testing email after it stopped working for weeks. 4. No regular maintenance for open space. Some of the units come with nice windows views and balcony. But theres no maintenance on keeping them nice and clean. I had bird poops on my windows and all over my balcony. Its quite annoying. When I signed the lease, the office lady was very friendly and I feel respected and welcomed. However, there seems to be some changes in their management team. It almost feels that all they care about is how to charge more and save cost. They dont care that much about people who live here. The living experience here has become worse. Personally, I expect more for a high-end apartment given the rent is high. I dont think the management team is well-trained for that. I used to recommend this place to my friends but not anymore. Id suggest to look somewhere else if youre expecting good living experience.

    Ive lived here for almost 4 months now and my experience has not been so great. I would like to share Pros and Cons but it seems like the Cons are heavily taking a toll on my outlook and experience so far. Communication: Every time that I have tried to speak verbally with the front desk, it seems like only one person is there. Then so, the front desk is always touring potential residents or doing something else so you have to be lucky to catch them. There are two administrative workers and the first line is great and very knowledgeable but cannot handle all matters-leading to the site manager. The best bet would be to email, but then again the site manager takes forever to respond and is only physically present a few days a week. Maintenance: My personal experience has been TERRIBLE. I have had 2 maintenance request so far First maintenance request: I was told in my apartment tour that I would be getting a trash bin. Moving in, I didnt have it and after submitting a maintenance request, did not hear anything back in three weeks. I emailed about it and received my trash bin that same day Second maintenance request: About a month and a half after moving in, my refrigerator stopped working. I submitted a maintenance request, and had someone look the next day. I was told that it would take two weeks for some parts to come in and never heard anything back. I emailed, no response. A week later again I emailed, no response. A week later again, I emailed expressing the inconvenience and finally received a reply letting me know that it was forwarded to management. I also spoke in person with the front desk, letting me know verbally and in email that I would get my food expenses reimbursed. After sending forward the receipts, that was NOT the case. Besides that, I was told that they would send someone to look at my fridge AGAIN. Im assuming they lost track of my request and had to cover their tracks. Instead of immediately receiving an apology and/or reconciliation, the manager blamed it on a staff change for their error. That is not the tenants problem. Even though I was told I would be reimbursed on my food, I was only given $250 concession credit for reconciliation of my dining expenses during the month long period of not having a place to store my groceries. Sound: Fairly quiet but as it is a new apartment, there is constant construction around Mail Room: Looks messy half the time as mail and packages are not left where they are intended to be by the delivery drivers. Public Spaces: The amenities are nice and the space is quiet. However, its important to note that the Wi-Fi within the gym and common office space only work 20% of the time. Hot Tub and gym is maintained regularly and common spaces kept clean Parking: Theres a fair amount of parking This is my first time renting so I cannot compare to another but it feels like there is always something that has to be fixed or worked on. For a luxury apartment, this is not my expectation but its important to note that this building IS fairly new and are working on improvements over time.

    This apartment community has everything included package area,gym, dog park, lounge area in the lobby area ,garage parking, a few retail stores will soon occupy downstairs, walkable close distance to safeway, ranch.99 and new library, restaurants, gas station and Costco and kaiser less than 5 min away. Came to visit my son during the holiday. I would recommend this place.
