    I am a resident for almost two years in one of the apartments on the second floor. The apartment complex has shortages in several aspects but finding a "rat" on the kitchen counter is beyond my tolerance (I attached an image of the rat). I contacted the leasing office and their management as soon as I made sure. They refused to let me move out before the lease ends with the following reasoning: "... this year rats infestation have been a widespread problem for all residents in the Santa Clara County. ... We have a professional pest control service who comes in every month or as often as needed to treat the community for any pest issues. ... . Sighting one rat does not render the property inhabitable. ... you will need to complete the lease term as agreed." They sent a "professional" team on the following day to address the problem. Here is their response after the inspection: " Orkin Pest Control came today and they did not see any signs of rats or their droppings. Our maintenance tech came and patched up some holes inside your kitchen ... And we have also checked with City of San Jose Housing department and they also concurred with us that this does not constitute a valid reason for you to break the lease due to inhabitable rental dwelling." I told them their action is not enough to ensure the rat(s) will not return and got this email back: "All we can say is that we have done everything we possibly can to rectify the problem." Unfortunately, I have not seen a respectful collaboration to get the problem resolved. Meanwhile, they refuse to let me move out. It appears that they perform minimal actions merely to prevent legal accusations.

    The following reviews are based on facts only. 1. Rats. Gross!!! They live in the pipes of the apt. building. The situation was so bad that even the guy from Okin said he couldn't do anything to fix it. 2. Unsafe. My old car was automatically locked due to theft attempts and my brand new car in the garage had a big scratch on it within days of purchase. The apt. office even sent out emails to warn the residents about car theft and break-ins 2 months ago! 3.Extremely rude, dishonest, and incapable management. The manager, Chi, and her husband, Jim Yen, are the most rude and mean person I've met on this planet. Chi even yelled at the girls working in the office in front of the future residents! They often yell at innocent kids who play in the courtyard, but they let illegal residents stay in the apt complex for over 3 months! The illegal resident assaulted several the neighbors' kids and let her grandchild pee in front of other people's unit, right in the yard! James once assaulted a 4-year-old kid who didn't do anything wrong and brutally made his nose bleed. Since he refused to apologize, the poor kid's mom had to called police to get that formal apology which they deserved. Bravo to our police who did a great job protecting innocent young kids! The managers did such a poor job maintaining the yard that in summer 2014, one big tree fell off one day and hit a poor girl, who had to stay in bed for weeks and couldn't attend PE classes. I felt sorry for the poor kid, wish her for the best, and felt furious at the poor management. 4.Most units have pop corn ceiling with asbestos, which may cause cancer. The managers failed to do anything about the popcorn ceiling which cracked and peeled off. 5. They charge $1200 safety deposit, and the dishonest managers will try their best to rip you off. I know one neighbor who moved out recently had only got refund for 1 gate card, although the office charged for 2 and even in their own email they confirmed that they had received 2. Guess they have to cough up that money to avoid being sued and served by law, right? This apt. is within Country Lane school district, but that school is so crowded now and has overflow. Glad we chose a private school since positions there were not secured even right before school year started! We like many of our neighbors, and many staff girls working in the office are nice and friendly too. However, the rude and incapable managers made this place very unsafe, extremely unpleasant and unlivable. We'll file a letter of complaint to the owners so that they know they could hire better people to do the job.
