I have bought many homes throughout the years and I would say the Phillip is probably the best I have encountered when it comes to applying for a mortgage loan. His team is hardworking, honest, reliable, and phenomenal. I can't recommend Phillip enough. if you need someone to make things happen, Phillip and his team are the people to choose.

Phillip Cannon and the Guaranteed Rate team are absolutely phenomenal. Phillip picked up the pieces after a horrible experience I had with my previous lender, Union Bank. UB led me on for two months and then my contract fell through. A day later, after one phone call with Phillip, I signed with Guaranteed Rate. I had the keys to my home 24 days later! That's all thanks to Phillip's expertise, patience, tenacity, and professionalism. He and his team work as a unit; I was always clear about who was in charge of what, and I could always take my questions and concerns to Phillip, who answered them promptly, honestly, and to the best of his expert knowledge. If he didn't have an answer, he would find out and get back to me. Phillip and his team at Guaranteed Rate are people you can trust and rely on. I did, and I couldn't be more happy or grateful.

A true 5-star advocate for your interests. It's rare that I come across someone who is so responsive, thorough, and creative. Phillip lives to his loft reputation. He was super responsive to my questions and treated me like I was his only client. This was important because like more and more of us, I was not a W-2 client, but a 1099 independent contractor.
My experience was made better by his creativity when a couple curveballs came my way. His on-the-fly problem solving was timely and kept me on pace for my eventual home purchase.
If you're looking for a great loan options, especially if you are not a W-2 employee, he will find a way!
