    I interviewed 4 agents this past winter 2023 and my stomach dropped when they all pretty much agreed I would have a hard time getting what I paid for my property 8 years ago. The high end of their range was under my purchase price. (my have times changed in SF). I decided to rent my property out instead of putting it on the market. In the final moments, before I signed a leasing contract, someone said I should talk to Tanya (whom I had not heard of before) and I figured, "Why not? I've already talked to 4 people, can't hurt to talk to one more". OMG. I am so glad I did. 1)Tanya went immediately to go see my place to give an educated range on price point. She was aggressive in a professional way and said, "I can go tomorrow, anytime, no harm in letting me see it and give you my opinion. You have nothing to lose by letting me see it." It was clear she had hustle, I loved it. I told her it was most likely not going to go on the market due to the range I'd been given by others but she wanted to make an educated assessment for herself. 2)After seeing my place she told me she believed I could get MORE than what I bought it for and that the price I was hoping to get, she could probably make happen and that it was a matter of strategy and educating buyers agents. She felt the other agents I spoke to were just plain wrong. 3)I thought that was hard to believe - why would her range be different? I explained that if in the end, after all her hard work, I didn't get my price, I would take it off the market and I didn't want her to waste her time if she didn't truly believe she could get the number I wanted. It was just hard to believe she could do so much better than the other 4. Her confidence was alluring and I wanted to believe her, so I took the risk. 4)Tanya took care of EVERYTHING. She did the initial walk-through, made a list of everything that needed to be done, hired EVERYONE from painters, to landscapers to stagers, etc, sent me the quotes for approval, let them in, and managed the ENTIRE process. I didn't need to do ANYTHING. I didn't even need to meet her in person, we did zoom for everything and text and calls. 5)Tanya had a strategy. She stuck to it. She was at every showing. She set an offer date quickly, got a lot of pushback on price. She educated every agent on WHY the price made sense and really taught them some things they didn't think of. (Inventory, location, etc). 6)She got the number I had hoped to get. Boom. I believe this all happened (from initial conversation to offer in about 6 weeks). She is incredibly fast, transparent and talented. 7) I would recommend her to ANYONE and will certainly use her again should the need arise.

    New year, new home. My partner and I decided to restart our house hunting after several years of off-and-on disheartened browsing, but in earnest this time. Being our most expensive purchase and future home, we scoured the internet (Reddit, Nextdoor, and of course Yelp!) and sent intro emails out to several realtors. We were feeling happy enough with one and about to proceed when Tanya wrote back. We hopped on the phone that afternoon, and she blew the others out of the water in depth, breadth, and nuance - she even asked about financing of all things. She honed in to understand what "value" we were seeking. Tanya has been in this industry for decades and knows the lay of the land and who's who - the loan officers, inspectors, realtors, contractors, etc. She has a keen sense of other realtors' style and has personally worked with them in the same company, or on opposite ends of a transaction before, in an industry where relationships truly matter. On top of just her experience, she is a work machine and operates with just herself and Neil. Several of the other realtor teams had teams of 5+ people with touring folks, schedulers, etc - and the realtor would only occasionally show up if they happened to have time on their schedule. With no hesitation, we unanimously agreed to proceed with Tanya. While we already had a pre-approval from a loan officer, she encouraged us to chat with her loan officer Lilly who was INCREDIBLE. Lilly responded within a couple hours of our email intro on a Saturday. We hopped on a call with her Saturday night, and were pre-approved by Monday. Lilly and her loan processor work at a breakneck pace and were a really strong referral that solidified our perception that Tanya literally works with the best, most hardworking A-team. We went to preview some homes with both Tanya & Neil. My partner was starry-eyed for a 3plex property. We revisited with Tanya - she gave us her take on the place and we had a great discussion. She was on board no matter what we chose but wanted to make sure we thought carefully through some concerns. We ended up revisiting another home from day 1, and she suggested - why not just put an offer out with some contingencies and see what happens? We did just that and after some adjustments, it was accepted! Within days, we had an inspection with Alex (another superb referral) who guided us through the house, pointing out must- and should-fixes. Tanya was a great advocate and tried to get us some considerations based on the inspection report. While encouraging, she was never pushy and left the door open to back out should we feel uncomfortable. We will never know or fully appreciate all the magic and hard work that goes under the hood; we're just glad we found Tanya to be our consummate guide. It's been a roller coaster ride, but honestly when you find the right one - first the realtor, and then the home - buckle in! In Tanya We Trust.

    Tanya and Neil are both just the best to work with. We bought our home working with Tanya in 2013 and were super happy and confident to call her first when it came time to sell in 2022. They absolutely know the market and what it takes to get you closed at the best price possible. Their team is great - you name it: contractors, electricians, designers, painters, plumbers, landscapers, coordinators or regular handymen - everyone we worked with through their network was just great. When selling we relocated out of state and left them the keys while the team came in hot to get the place whipped into shape. All-in-all Im super happy to have worked with them and wouldnt hesitate to call them a third time.
