Fabulous Estates Designs Advisors. Annette Malveaux defrauded me out of my investment money. She never produced any properties or the property foreclosed. I contacted Annette Malveaux over and over again to get my money back. She hasnt paid me back to date. She continue to tell me over and over about new deals hoping I would produce more money. Please do not invest with this company or Annette Malveaux Smith also known as Annette Malveaux or Fabulous Estate Designs Advisors.

Buyer beware with this flipper. Annette failed to disclose several known issues with the house she sold us and is notorious for her lack of ethics. When we bought our house she failed to disclose a pipe issue she knew about that led to a $25,000 repair that was needed within a week of closing escrow. When we contacted the city to pull the permits needed to make the necessary repair the city inspector came out and told us he knew both our property and Annette by name for her failure to comply with the law. They at one point had to threaten to pull the meters off the house because she was attempting to work unpermitted. She left over 20 permits open with the city and failed to make repairs she agreed to pay for or complete in escrow. Unfortunately with unethical behavior like this the only resource is a lawsuit which is very timely and costly. Do yourself a favor and just avoid purchasing from her. After a year in the house we are still finding out about items the city warned her needed to be fixed that she never disclosed in escrow, we are out tens of thousands of dollars. We did try to do the right thing and settle with her personally but she just stopped responding to emails. Come to find out after a little research, she is known for this behavior and there are other lawsuits she has been found guilty of doing these exact same things.
