*DOUBLE UPDATE* to 4 stars Overall I've enjoyed my 1 year living in this building and Oakland. It's a nice, new, modern building and fairly well insulated to noise from the neighbors. Gym, lounge, working spaces, and rooftop are great and underused. It's unfortunate the heat pump HVAC costs $25/day to run after the PGE rate hikes, but they provided a portable HVAC unit since the AC doesn't do much to cool the apartment. Construction noise still isn't great with windows open (to avoid using HVAC) but it should be over soon. It would be awesome if they can find tenants for the ground floor commercial spots but the apartment is still close to many spots in downtown and Chinatown. Pretty good spot overall and the building management have been pleasant and helpful and host monthly resident events. *UPDATE* to 2 stars from 5 stars Like most luxury high rise apartments, the AC doesn't really work. It doubled my electricity bill and struggled to cool the 2 bedroom unit a few degrees. Maintenance looked at it 4 times before saying the AC units are not great. This wasn't a big problem since I could open the windows and enjoy the nice East Bay weather. 2 months after moving in, a 2.5 year construction project began, with noise starting every day at 6am. Pretty much wakes me up every day with windows open so now I have to adjust my sleep schedule to match the construction times. I could close the windows, double my electricity bill, and hear the loud noises of the AC unit running constantly struggling to reduce the temp a few degrees. But I'd rather just wake up 1 hour earlier... If I worked from home, I would be beyond pissed, especially since the apartment staff only offered ear plugs. I moved in in March 2023 and had no notice of an upcoming multi year construction project until 1 month after move in. Now my car gets dirty every time I take it out of the garage. I guess I should look at neighborhood permits before finding my next apartment. Only way I'll renew my lease is if they actually install a functional AC unit. 1 week in and enjoying everything so far! Apartment seems to be pretty well insulated from neighbors. Lots of high end touches that make the apartment feel special.

Overall, I enjoyed my time while living here. It was a peaceful and pleasant property with rarely any issues. The staff including Desmond, Rae & Grace provided consistent positive attitudes and were consummate professionals in my periodic interactions with them. If you are seeking a quiet and low key property to live in, I would highly recommend Eleven Fifty Clay Street.

Since moving in to 1150 clay I can only say great things. The staff has been nothing but helpful and the neighbors Ive gotten a chance to meet have been great. The facilities are well kept and the rooftop view is gorgeous. Have already recommended others to check it out.

Eleven Fifty Clay is a great building to live in! Rae, Desmond, and the rest of the team there are phenomenal and super attentive! I loved living there and am so sad to go. Would highly recommend! The area is nice and quiet compared other buildings in the neighborhood and it's super close to the City Center and BART as well!

Living here was good, until my neighbor's toilet overflowed and the toxic blackwater stated leaking into my bathroom and all over me and my dog (literally) The poor handling of the situation, lack of proactivity, and not an ounce of accountability has made me regret moving here. After just shy of a year, I can confidently say that I'm moving out the day my lease ends. I asked to exit two months before my lease ends as a result of this fiasco, and was told I would be charged an $18,660 penalty! Don't let this modern "luxury" building delude you --there's nothing luxurious about how tenants are treated here when an issue arises. It's apparent the quality of construction in this building is poor. There is a severe lack of accountability from management, and an apparent tone of apathy from Tyler, the Building Manager. He is particularly unpleasant to converse with and carries a tone-deaf, cold, "corporate" demeanor My only bathroom has been out of order for five days now with another 3 days of construction to go. I haven't been able to use my kitchen, or my bathroom for extended periods of time each day. My apartment doors and walls have been damaged from the constant coming and going of construction workers. I haven't been able to get any work done from all the commotion and lost sleep from the constant blasting of dehumidifiers I was not granted alternate accommodations when requested, nor have I been offered compensation for the expenses I've incurred. I was denied a reduction in rent for the days I'm unable to enjoy my home as a result of being a victim of this mess, and was told to submit a claim to my renters' insurance (AKA "you can pay for our mess") When I shared my frustrations around management's handling of the situation with the building staff that's been deeply involved in the process, the staff got defensive and they ganged up on me. I was immediately painted as aggressive, and they went as far as crafting a fictional story regarding the chain of events. They even dare boast about the amazing miracles they were able to achieve with having my bathroom ceiling torn out, drying the dirty toilet water, and slowly putting it all back together, and how wonderful they've been about the entire situation. Apparently me getting s*it on by my neighbor and demanding to have the situation made right makes me the bad guy... The fact of the matter is they offered me nothing. Nothing to make me whole for the fact that I haven't been able to work from my home office due to loud construction. No reduction in rent for the days I haven't been able to use my kitchen/bathroom/lost sleep because of the blasting dehumidifiers. Nothing to "make things right," and absolutely zero to attempt to maintain my sanity and a reasonable living condition throughout this wild fiasco. To top things off, when I got frustrated and upset after being offered a wild cost to exit my lease, and being told I wasn't going to have any of my expenses reimbursed, I got painted as being horribly offensive in the matter. No thank you. I'm moving on. If you're reading this, I recommend you move on too.
