    Where to start. The Village Spectrum: there is a good chance one or all of your neighbors will smoke tobacco and it will smell like that in your apartment too. Your neighbors are probably having family reunions and/or massive parties outside your apartment past 10P at LEAST half the week. Management won't care. The fire alams go off multiple times per month for no reason, for long periods of time, and its ear splittingly loud. Good luck if you have a baby like I do! They once went off three times throughout the dead of the night. We didn't sleep and management didn't even reply to my email on the ongoing issue with their clearly faulty system. Even trying to get into this place? Well, the self guided tours were a nightmare because the app doesn't work properly. One of the realtors at one nearby Irvine Company property (Westview) loudly snapped at me when I knocked on their office door beause the app wouldn't work. Then all that time and frustration just to see an apartment that looked nothing like the one they handed me the keys to on move in day. Not only did they tell us the pool and workout room they show on the cover of their marketing material is not available to people in OUR particular building, the actual apartment you get will likely look nothing like the photos + have smelly carpet, appliances from the 1990's that barely work (our dryer burns our clothes, our stove smells like burning plastic when we use it and gives us bad headaches and the fridge ice maker cant be used because the water lines are clearly packed with scum and residue which we can see floating in our water) and maintenance will straight up tell you there is zero chance the Irvine Company will replace these things despite your $4K per month rent because "they never replace ANYTHING." How that's not fraud/false advertising is beyond me. Oh and this is all after our first apartment at The Park unexpectedly wasn't available on our move in date and the apartment at the Village was their solution :D Glad the fat cats get fatter while their appliances burn my wardrobe and prob give my family and I cancer.

    Decades ago the Irvine Company was known as a high-end luxury property manager. However, today the Irvine family help create a toxic and unprofessional company that continues to spread its nasty, foul stench throughout the greater Orange County area. I no longer recognize the great cities of OC because we've allowed the Irvine's to weasel their corrupted business deals throughout our great county. STOP THEM. Please be advised... DO NOT rent an apartment from the Irvine Company, lease office space from the Irvine Company, or invest in a REIT that is associated with the Irvine Company. Beware of the corruption and help stop this horrible institution.

    I have been a resident at Westview Apartments for 2.5 years, and I must candidly express my profound disappointment with the overall living experience. This sentiment is not born out of mere dissatisfaction but rather the accumulation of relentless issues and an attitude from the property management that can only be described as dismissive, unprofessional, and devoid of empathy. The problems that have plagued my residency are both persistent and deeply frustrating. An incessantly noisy garage gate has permeated my life with disruptions, causing more than 100 days of sleepless nights. The elevators are a constant source of exasperation, consistently out of order and operating at an excruciatingly slow pace, a daily struggle for all residents. Filthy hallway carpets are an eyesore, and the infrequency of exterior window cleaning is glaringly evident, often requiring repeated resident requests to prompt any action. One of the most disconcerting episodes involved a mold issue in my apartment. The response from property management was nothing short of alarming. They served a vacate notice within less than 24 hours, an action that not only violated their own lease agreement but also California laws. To add insult to injury, management refused to provide adequate lodging, compelling me to rely on my renter's insurance for accommodation. It was particularly distressing to later learn that a neighbor faced a similar mold problem but was afforded the necessary lodging, leaving me to question the fairness and consistency of treatment. Furthermore, the property management team coerced me into signing an arbitration clause, despite the document explicitly stating its voluntary nature. The implicit threat that my lease renewal would be withheld if I did not comply was both concerning and unjust. Anticipate rent increases upward of $300, a move that appears outrageous and entirely unjustified given the plethora of ongoing issues. The dismissive approach of the property management team, particularly exemplified by the actions of main manager Carlee, serves as a disheartening reflection of their apathy and unprofessional conduct. Carlee's suggestion that I seem perpetually unhappy with these ongoing issues, accompanied by her casual recommendation that I should simply move out in the hope that the next resident might be happier, highlights a dismissive attitude that is deeply troubling. In response to my legitimate concerns, the property management team offered solutions that were minimal at best and failed to address the root problems. I had sought a better living experience, but it is evident that there exists a significant disconnect between the experiences of the residents and the responses from the management. I had held out hope for an improved living environment, one that aligns with the comfort and enjoyment that residents rightfully deserve. Yet, it is with regret that I must caution others against venturing into these horrid conditions, where management's approach seems geared toward collecting as much rent as possible while undertaking as little work as possible. If you value your peace, well-being, and a modicum of professionalism, I strongly urge you to consider alternatives to Westview Apartments or any other Irvine Apartments under the same management. It appears to be a company policy that prioritizes rent collection over resident welfare and satisfaction.
