I purchased a brand new home as a rental and hired a well-known property manager in the area. After weeks of no activity, the property manager advised me to be patient and wait for an application. As I was getting impatient, I came across a home For Sale where Aaron was the listing agent. I was really impressed with the marketing and decided to call Aaron and find out if he knew of any good property managers in the area. After learning that Aaron is a property manager as well, he gave me a detailed assessment of the current listing for my home, including how it compared to other rental listings in the area. I learned that the asking rent was higher than market value, that the listing only had a couple of poorly taken photos of the home, and that the pin placement on Google maps was incorrectly placed. He made some suggestions for changes that would likely improve the home's views, and I decided to hire his team to lease my property. Within a few days of signing the management agreement the home was listed with professional photos and video. Aaron had some workarounds to have the pin placement on the maps appear in the right location. With their weekly status updates, I was excited to see the huge difference in views and applications brought by all of the changes. I was so happy when I got the news that a qualified tenant had been approved and signed a one-year lease within only a few weeks of marketing the home. Aaron and his team are professional, knowledgeable and work hard to get the home leased in a short period of time. The only regret I have is the time I wasted with the first management company. I have and will continue to refer other homeowners to call Aaron and his team for all of their management needs.

We had been using a well-known local property management company for several years, and it just wasnt going well: They didnt give us a way to access information about our properties the rents and expenses, how they were performing, etc., which was especially frustrating during tax season; there seemed to be too much vacancy, too much turnover, and too many expenses; we rarely contacted them but when we did, it took multiple voicemails on our part before they would call back, and then they acted annoyed just to have to speak with us. Frustrated, we decided to make a change, and even considered selling our entire investment property portfolio. We contacted a local appraiser wed used in the past and asked for a referral to another property manager. She referred us to Aaron Lewis, saying there was no one she knew that was as diligent and able to extract as much value out of real estate. We initially contacted Aaron about either managing the properties or selling; unsure which would be the better move. He and his team ran an analysis on our portfolio and showed us all the ways performance could be improved. After reviewing their suggestions, we decided to keep our properties and have Valley ONE Property Management take over the management. The transition was easy and painless and the difference could not be more pronounced: We have an online login; Valley ONE keeps the information current, so we can instantly and easily generate income/expenses, and other reports; they answer the phone, and are happy to hear from us; they reach out to us with solutions to potential issues BEFORE they become a problem; there is very little turnover in our units and the tenants are well-vetted. All that, and the direct deposit in our account is bigger every month. We could have saved ourselves so much stress if wed found them sooner. Thank you so much, we truly appreciate you!
