    Foremostly, my biggest problem which i would sue him mightily for is the fact that he has taken 1 year and 4 months to get this small square 800 ft2 ADU to where it is now. barely finished in a shotty manner. with no final inspections passed or me having received a certificate of occupancy. 1 year and 4 months and counting. when he started in 2017 he busts the gas line and wastes like a month to figure out what to do about. unethically, he doesn't tell me that i will be charged for this gas line burst until i just recently found out from SoCalGas that they will be charging me for it. and of course he refuses to pay it for me. i will be taking him to small claims court for it. next insane major problem when he started in 2017 and beginning of 2018. he absentmindedly didn't realize this ADU, which was an old 1920s garage, did not have an adequate substantial enough foundation. so he started to build 12' walls without first checking. he just assumed. the walls of course start falling down. he halts work and then gives me a change order for $12K or more. i have the paperwork somewhere. so that he can make slot cuts into the foundation to try to make the walls stay up. this of course doesn't work. he then tears everything down and then finally realizes he has to excavate a larger area to pour an actual foundation. like 3 months or more of valuable time wasted and lost! and $12k later he finally gets it right. then this guy has the gaul to charge me $4k more for hauling away the rubble pile begging me to make a contribution to the cost while insisting he did me a huge favored and hooked me up! even though he charged me another $12k and wasted a quarter of a year figuring it out! jacob demanded and took all of the final payment around the middle of 2018 way before the job was done. at that time he took the final payment, which i think is illegal, he was nowhere near completion. he still hasn't fully completed it as of today 03/09/2019. the contract was that he will get my final inspections for me which he has now refused to do, saying his job here is done. basically, he didn't intentionally disclose the whole scope of this ADU refurb to me. he bid low to get the job. and then every step of the way when he realized he couldn't get it done by mickey mousing it he gave me high priced change orders every step of the way. of course it makes sense. when a contractor does this its hard to halt work and go get 3 bids every time on a change order. you want the job to keep moving forward with momentum. jacob did it to me several times other than the main foundation work and rubble hauling. he slapped me with a grading and retaining wall change order as well. his claim was he didn't realize that extended the square footage would demand this. the written and verbal contract is that he will deliver it completed passing the final inspection with the city of LA and obtain my certificate of occupancy for me. he has used the excuse of the power upgrade and the gas hook up has not been done as a reason to not finish all of the work. while the gas and electric work may be true, he did not even finish installing all of the gas devices until late 02/2019. basically as of first quarter 2018, Jacob kesablyan has been taking all of his clients money before he completes his jobs in order to pay off other debts for jobs that he has severely mismanaged or screwed up. i know this because this is around the time some serious complaints and reviews against him showed up on sites such as HOUZZ. he then cuts corners, uses cheaper materials rather than the agreed upon material, and tries to retroactively charge the client more for already paid items without proof.

    DONT WASTE YOUR MONEY. This company is beyond irresponsible, and has no right calling them selfs general contractors. We paid them $20,000 to get started, and guess what??? They never started. When we asked for our money back, they kept telling us to be "patient" and now we pretty much lost all that money!! Dont fall for their tricks!

    My wife and I hired EZ builders to build a laundry room addition for us and to expand the garage to fit an additional 2 cars. We are very satisfied and happy with how the work came out and with the workmanship and efficiency of all the people that worked on this project. The remodeling work was completed in a good timely while they focus on sticking into the budget and not increasing it at all. We are in love with how the new laundry room addition came out and with the huge garage space that we use for our cars. We will contact EZ builders for sure each time we think or plan any additional remodeling project!

    Working with Robert and his crew at EZ builders was a great experience. All of them were honest, skilled and professional. Prior to hiring them, we got few other estimates and EZ builders one was detailed, clear to understand and fairly priced. Robert took the time to got over the entire remodeling, explaining us everything and unlike other companies no one from them pressured us or tried misleading. We were very happy to do business with them and we valued that Robert and his crew were great communicators and all the meetings and completion date were all on time. Robert managed the entire kitchen remodeling and there we had no surprises or extras charges. It went very smooth than we thought and we are more than happy with the new kitchen. It looks beautiful and very functional. We will recommend them to anyone! Mainly Robert at EZ builders.
