Niguel Point has done an excellent job managing our new rental property, getting us onboarded as clients, screening tenants, and inspecting and addressing problems. Their operations manager Clark, in particular, has been stellar in timely replies to communications, patience in answering questions and offering advice, and availability to help (as we are not on site). All of their contractor referrals have been top-notch. They seem to genuinely care about the property, and want to foster a good relationship between us and the tenants. Tenants have made a couple of service requests which they addressed immediately and smoothly, consulting with us first. We look forward to a continued successful working relationship with Niguel Point!

My wife and I recently terminated our more than 4-year relationship with NPP. While we initially enjoyed working with Candice and her team, the level of service we received over the past two years made us feel as if they were working for the tenants rather than us (which was beyond frustrating), and their lack of communication, substandard tenant screening, and lazy effort were cause for us to change management companies. COMMUNICATION I could leave many examples, but in short, whenever theres an issue, they are quick to ask if its OK to send out their preferred handyman but slow to update you on the status and costs. They also struggle to respond to all questions of a multiple question email (which causes delays), and oftentimes, a different team member from the one with whom you were originally communicating will respond to your questions and either misquote, provide bad information, or completely fail to address your concerns because theyre not fully aware of the situation. They never seem to be on the same page, and you spend a lot of time feeling like you have to manage them. POOR TENANT SCREENING The last time we marketed our property with NPP, it seemed like they spent very little time vetting potential tenants before putting their applications forward to us compared to our previous experiences. Plus, we felt like they were pushing us to accept every potential tenant they put forward so they could be paid their commission. EFFORT A perfect example of our dissatisfaction with their effort-level is the final tenant exit inspection report we received, where the photos taken were delivered into our AppFolio account as an unorganized photo dump with many images including either the photographers thumb (which is super useful) or being so blurry that you couldnt decipher what was meant to be seen. Compare this to the tenant inspection report our new property manager provided (using the same software as NPP), where the photos provided were clear, finger-free, and categorized by room. CONCLUSION Im giving NPP 2 Stars, one for each good year of service, but I would not recommend them now.
