Long overdue review for Kathy Chu! Kathy helped my girlfriend and I purchase our first home, and I can't recommend her more! I was referred to Kathy by senior coworkers who gave stellar reviews on how she handled their multiple jumbo loans. I reached out but feared she may not be interested in handling my inexperience and regular old conventional loan. Well my fears were unwarranted because after the first call, I knew I was in good hands! Kathy patiently explained to me all the steps required for a mortgage. She walked me through the pre-approval process and helped me get TBD pre-approval (aka pre-underwriting) so we could compete with cash buyers. Literally a few minutes after the call, she sent me an email detailing all the documents and questions to answer for approval. We sent everything in and she had us pre-approved in one day, TBD pre-approved in a week! It's actually crazy how responsive Kathy can be, I asked her so many questions over phone, email, text, and she would often respond within the hour. She mentioned she mainly works evenings and weekends since that's when her clients are free. Sounds easier said than done of course, and her work ethic is incredible! While we mostly discussed offer details with our buyer's agent, Kathy is also familiar with the process and available for consultation. In such a competitive market where contingencies are waived left and right, it's good to get a second opinion and deeper understanding of benefits and risks. Agents usually recommend waiving as many contingencies as possible, because that's what it takes to get your offer accepted here. Ours wasn't pushy about it, but they said we should waive the contingencies we're comfortable with. Kathy meanwhile is more conservative, so having both perspectives helped identify our risk level. Unsurprisingly, Kathy pushed everything through very quickly after our townhouse offer got accepted! We were able to focus on inspections and negotiations without worry about our loan. She also recommended a homeowners insurance agent and he had the best quote! That said, we found General Capital Mortgage Corporation (GMCC) to have the best rates, but the catch is that they are more stringent about your finances and the property. In particular, we waived most contingencies but added a custom HOA contingency since Kathy has seen a few loans fall through because Fannie Mae/Freddie Mac didn't approve of the HOA. The agents mentioned such a contingency was pretty unusual. Finally, Kathy advised us on what to watch out for during closing, how the escrow account works, and to expect supplemental property taxes. It's been 6 months since then and everything went as she described. She even mailed us a little housewarming gift of handmade hand towels shaped like cute dresses! TL;DR: Talk to Kathy, she'll help you with literally everything. My only regret is that we didn't ask for contractor referrals too!

My realtor recommended Kathy, and I'm absolutely amazed with her speed and accuracy, she is absolutely awesome to work with. She got me best interest rate and locked it for good period of time to support my closing, Also gave very good inputs about managing debt to income ratio for my future purchase. Really appreciate her patience and availableness. Highly recommend her to everyone!!

I was referred to Kathy by my realtor when I was in the middle of FIVE loans with a nightmare lender. I spoke with Kathy on the phone and decided to bring all my loans over to her. I was willing to take my chances just to not have to keep working with the lender. Even though I didn't know kathy at that time. But within a couple days my confidence and trust with her professionalism and ability was at 100%. I am not exaggerating when I say , she stayed on top of things, and was ahead of the game at every moment and step. I knew she was watching out for me, and was very transparent with every choice I had to make. Kept me informed at all times. Told me pros and cons to every decision. No doubt she will always be the first lender I inquire before anyone else, as long as it's the best for the deal at the time, she's got my business and support! Omg. I love you , kathy!
